New retail chains enter Poland

In the first half of 2017, there were only approximately 30,000 sqm of retail space delivered to the market in Poland, half of which are extensions. The total stock of modern retail space at the end of June 2017 reached about 11,2 million sqm. Supply for 2017 is estimated at a similar level compared to the previous year (almost 400,000 sqm), according to the latest report by Colliers International.

Poland’s retail market to face changes in the future

During H1 2017, the retail stock in Poland grew by 63,100 sqm. Shopping centres accounted for 16,600 sqm, retail parks for 21,500 sqm and standalone projects for 25,000 sqm. Recent market openings include standalone store Agata Meble (18,000 sqm) in Rzeszów, retail park Kalinka (9,700 sqm) in Kalisz as well as Tarasy Grabiszyńskie centre (8,500 sqm) in Wrocław. JLL summarised H1 2017 on the retail market in Poland.

Apsys refinances Posnania for a total of €260 million

Apsys has secured the long-term refinancing of Posnania, its flagship project in Poznan, with Berlin Hyp AG, ING Bank Śląski S.A., Société Générale and Deutsche Postbank AG. This refinancing amounting to €260 million in total is one of the largest ever granted in commercial real estate in Central Europe. The project's initial financing during the development phase in 2014 already set a record in this area.

Czech retail parks are in for a major change

There are currently 192 retail parks in the Czech Republic, moreover 66 retail parks, totalling approximately area of 300 000 sqm, are planned to be constructed. The existing parks account for more than 790 000 sqm of retail space, 752 000 sqm of which is occupied. Hence the vacancy rate stands at 4,8% and is lower than in the previous years. These are the findings of Cushman & Wakefield’s recent detailed market research. The survey results are summed up in a map that is just being released. The map includes all existing and planned retail parks in the Czech Republic.

Extensions are driving retail developments

Extensions to established shopping centres will be a significant driver of new floor space across Europe in the next two years, according to Cushman & Wakefield’s latest European Shopping Centre Development Report. 4.5 million sqm is expected to be delivered in 2017 and 2.3 million sqm in 2018. One-quarter of that will be attributable to the extensions of the existing shopping centres. In the Czech Republic extensions will make as much as 80%.

Construction to start on new Ljubljana mall

"The aggregate value of the investment involving several different investors is estimated at €150 million", said Marcus Wild, CEO of SES Spar European Shopping Centers, which will manage and own the newest shopping centre in Slovenia. This will grow in Šiška, the most densely populated district of Ljubljana, by the autumn of 2019. The construction work is already starting in June 2017.

New leases

  • Piotr Kalisz has joined Knight Frank Polska, where he will take over the management of the Tenant Representation Department in Warsaw.
  • 7R Park Poznań West has been fully leased. The latest tenants are Still, a supplier of forklifts and warehouse technology, and Cycle, a company offering services for electric bicycles. Both companies will occupy a total of 6,800 sqm of space.
  • Eurocash Group is staying at the Warsaw office complex Diuna from the portfolio of PineBridge Benson Elliot and Syrena Real Estate for the next few years.The company has signed an agreement to lease four floors in Building A, totalling nearly 4,600 sqm of space.

New appointments

  • Polski Związek Firm Deweloperskich (Polish Association of Property Developers) elected new authorities at its general meeting in Katowice. Maciej Wandzel was elected chairman of the board. He will replace Grzegorz Kiełpsz, who became honorary president of the PZFD.
  • Piotr Herian has taken up the position of ISS CFO for Poland and the Baltics. ISS is a leading company in the creation of friendly workplaces and comprehensive facilities management.
  • Paulina Strutyńska has been promoted to the position of Leasing & Asset Director at Skanska’s commercial development business unit. She is now responsible for leasing processes in the Warsaw market as well as Key Customer Management. Agnieszka Krawczyk-Rogowska is responsible for project commercialization and client liaison in Gdańsk, Kraków, and Bucharest, while Marek Stasieńko is responsible for the Wrocław, Poznań, and Łódź markets.
