E-commerce won’t kill off retail in the CEE region

There is room for online and conventional channel retail to continue co-existing side by side in the short to medium term in the CEE-6 markets, according to Colliers International. The solid further €71.5 billion expansion of retail sales out to 2022, 4.9% growth per annum overall, creates enough evolutionary room for multiple concepts to continue thriving. Conservative growth scenario sees e-commerce in CEE-6 expanding 8.8% per annum from a baseline of €13.1 billion to €20 billion.

Futureal, UniCredit and Erste Group sign loan agreement in Budapest

Futureal Group signed a loan agreement for €150 million (roughly HUF 48 billion) with a consortium led by UniCredit acting as Bookrunner and Facility Agent. UniCredit and Erste Group will finance Buda's biggest shopping centre with equal parts, marking one of the largest shopping centre-related financings in Hungary over the past ten years. The record-breaking era of the Polish retail sector is over now. The market is shaped by limited supply, increased competition, the growth of e-commerce and the aftereffects of the ban on Sunday trading. As pointed out by experts at BNP Paribas Real Estate Poland, in H1 2018 developers operating on the Polish market completed and delivered approx. 191 000 sqm of modern retail space, out of which 110 000 sqm appeared on the market between April and June. As expected, further 300 000 sqm of new supply will be delivered by the end of the year.

Retail supply grows in smaller Polish cities

More than 180,000 sqm of retail space was added to the Polish retail market in H1 2018 and another 330,000 sqm is expected to be completed by year-end 2018. This will represent an increase of over 25% year-on-year, bringing Poland’s total retail stock to more than 14,800,000 sqm. The new supply will be concentrated in cities with fewer than 100,000 inhabitants, accounting for 40% of this year’s openings. New leases

  • TriGranit announced the signing of a new lease agreement with the medical centre enel-med for service space in the Signum Work Station building in Warsaw. Under the agreement, which includes both an extension of the existing lease and a more than threefold expansion of the leased area, the medical provider will occupy approximately 2,200 sqm of modern space on the ground floor of the building at ul. Domaniewska 49 in the Mokotów district. In December 2024, Signum Work Station was acquired by DRFG with the strategic support of TriGranit.
  • In June this year, the Polish branch of the Korean bank Industrial Bank of Korea will move into the 31st floor of the Warsaw Financial Center building. ITRA Polska advised the tenant in the process of leasing the office with an area of almost 950 sqm.
  • 108 Real Estate has helped close a new industrial lease transaction with the Logexpert team in the Adria region. XXLutz Lesnina has leased 17,000 sqm in the newly developed Logexpert Park Zdencina – a modern space tailored for logistics and retail operations.

New appointments

  • Ewa Nowak, a commercial property valuer, has joined the Valuation Department of international real estate advisory firm Newmark Polska as Senior Associate.
  • Maciej Wieczorkiewicz is joining the Avison Young Technical Advisory team in Poland. Maciej is an experienced engineer with many years of experience in managing fit-out projects and investments in the commercial property sector. During his career development, he has worked for companies such as Made In Terior, TECAS Fitout and Colliers Define.
  • Tomáš Fabian has taken on the responsibility of leading the Czech commercial development team at Skanska as Executive Vice President Operations Czech Republic, while still keeping the current responsibilities as Executive Vice President Legal Counsel (CEE).
