Redefine to expand its Polish portfolio

Redefine Properties is to expand its Polish property platform with the acquisition of a strategic 25% stake in a €1 billion retail portfolio of 28 assets in Poland. Redefine is co-investing with Pimco and Oaktree Capital Management who will each have 37.5% of the portfolio which is being acquired. Key locations in the portfolio stretch from Warsaw to growing regions across the country like Krakow and Silesia.

Poland’s retail market closes strong quarter

In Q3 the modern retail market in Poland grew by nearly 140,000 sqm of GLA. This is a significant increase as compared to the first half of the year when only a mere 26,000 sqm of GLA within 5 schemes were completed. Notably, the first IKEA store was delivered in Lublin with the residents of Poland’s eastern regions in mind. According to BNP Paribas Real Estate Poland, the end of the year is set to bring more than 200,000 of GLA sqm in new retail projects.

Deutsche Hypo to finance Gdansk shopping mall

Deutsche Hypothekenbank is financing the Galeria Baltycka shopping centre in Gdansk for real estate company Shopping-Center Galeria Baltycka GmbH und Co. KG sp.K. The financing volume amounts to almost €81 million, of which 50% will remain with Deutsche Hypo on a long-term basis.

Balfin Group invests €180 million in new Skopje project

Albanian company Balfin Group has acquired a 155 000 sqm plot of land, 1.5 km from the centre of Skopje. The company plans to develop the first mixed-used real-estate development project in excess of 250,000 sqm gross build area, estimated to be largest private investment of this type in Macedonia. The development plans include a new 45 000 sqm gross leasable area shopping mall, residential block and an office park. The overall total investment of the company is planned to be circa €180 million over a time-span of 5-7 years, with €100 million investment in first phase, creating thousands of new jobs and opportunities. The company states that the shopping mall will be developed first, and the apartments and office towers over the next 5-7 years.

ECE and Allianz modernise Silesia City Center Katowice

ECE and Allianz have opened the new, comprehensively modernised food court of the shopping centre located in the Polish city of Katowice. During an extensive refurbishment period, the modernized food court of the centre received a new design with modern furniture and a better quality of stay. The refurbishment and modernization was conducted during ongoing operations in the centre in a construction time of approximately five months. All in all the owners invested €2 million into the modernization.

€175 million loan secured for the construction of Galeria Młociny

Echo Investment and EPP (Echo Polska Properties) have concluded a loan agreement worth €175 million and a VAT loan of PLN 34 million with Bank Zachodni WBK S.A. as an agent as well as PKO Bank Polski S.A. and Bank Gospodarstwa Krajowego. The acquired funds will be used for the construction of Galeria Młociny in Warsaw. The loan was granted for the construction period and a five-year investment period.

Catinvest to invest €70 million in Craiova mall

French real estate group Catinvest plans to expand Electroputere Parc, the company’s shopping mall in Craiova, by 9,200 sqm. The group has also started the construction of an additional mixed-use building which will comprise 12,000 sqm of retail space, 15,000 sqm of Class A office space and over 700 underground parking spaces. Total investment in will exceed €70 million by the end of 2018.

New leases

  • Cordon Electronics, a specialist in electronics and advanced technologies, has renewed its lease agreement at MLP Pruszków II, in the immediate vicinity of Warsaw. The company will continue to occupy a total of 7,770 sqm of modern space, a footprint that includes 458 sqm dedicated to office operations.
  • mBank, the digital banking company in Poland, has decided to relocate its largest corporate branch in Lower Silesia to the Infinity office building in Wrocław. The company will occupy nearly 1,300 sqm on the fourth floor of the building. The tenant will move into the development owned by Avestus Real Estate and Alchemy Properties in January 2027.
  • GSP Global Solutions Provider has further expanded its cooperation with CTP by leasing an additional nearly 7,000 sqm in CTPark Budapest Vecsés on a long-term basis.

New appointments

  • Krzysztof Wróblewski (MRICS) has been named Head of Portfolio Management CEE at Peakside Capital Advisors, responsible for overseeing investments and managing the real estate portfolio. He succeeds Christopher Smith in this role.
  • Garbe Industrial is reorganising its senior leadership team. CEO Christopher Garbe will now focus on strategic orientation and international activities. Jan Philipp Daun assumes leadership of the Development division alongside his existing Investment and Joint Venture responsibilities. Andrea Agrusow expands her remit to include Portfolio Management while retaining control of Commercial and Real Estate Management. Additionally, Michael Marcinek and Maik Zeranski will now jointly head the restructured Development unit as Management Board Members, succeeding Adrian Zellner.
  • CPI Property Group is strengthening its leasing structure with the appointment of Agnieszka Baczyńska as Head of Leasing. In her new role, she will be responsible for shaping and executing the leasing strategy across the group’s office and retail portfolio in Poland. At the same time, Izabela Potrykus has been appointed Leasing Office Director. Baczyńska brings more than 20 years of experience in the commercial real estate market. Prior to joining CPI Property Group in 2022, she served as International Leasing Director at Neinver Polska.
