Hungarian house prices don't fall despite expectations

The latest Hungarian house price index for Q1 2023, which includes preliminary data, shows that the sharp fall in the number of sales transactions has not yet been followed by a similar decline in prices. The preliminary figures published by the Central Statistical Office (KSH) show prices stagnating in nominal terms: after a 2% drop in the previous quarter, prices have now risen by 2%, essentially returning to their Q3 2022 level. But what does this mean in relation to market fundamentals and what could be in store for the rest of the year?

Hungary's housing market closes H1 2023 with weak performance

In June 2023, only 7,120 residential properties changed hands in Hungary, according to the the monthly Transaction Number Estimate (DH-TB) of Duna House Group. PSN to turn Brno brownfield site into multifunctional complex

PSN is opening up the brownfield site in Plynárenská Street in Brno to the public, which is being transformed into the "Brno Jedna" project. The company plans to organise small cultural and social events in the area, as well as the possibility of private renting of space. The developer is also leasing the existing office space, which is currently 60% occupied. Construction, which will include both apartments and new commercial units, will begin after all necessary permits have been processed. The approval process is expected to start this year. The company's goal is to revitalize the site overall so that it can offer a pleasant place to work, live and gather not only for local residents but also for the general public.

UBM to finish Prague resi project soon

UBM Development Czechia has successfully completed the rough construction of the Astrid Garden residential project in Prague 7 - Holešovice, where 138 apartments and two commercial units are being built. Construction of Astrid Garden has been underway since November 2021 and is scheduled for completion in the second half of 2024. The sale of the project, designed by renowned architectural studio Bogle Architects, is being handled exclusively by the real estate agency Lexxus Norton.

Cavare to launch PRS projects in 5 Polish cities

Skanska opens second phase of residential project in Prague

Skanska has launched the sale of the second phase of Modřanský cukrovar, which will offer 126 apartments in four residential sections. The developer is applying sustainability principles in the construction and the planned construction of the apartment buildings is approaching the passive standard in the highest PENB energy performance category - A. Each apartment will already draw energy from photovoltaic panels on the roof and will be able to use recycled water. The developer expects to start construction this winter with completion expected in 2025.

New leases

  • Bebe Tei is scheduled to open in Q1 2026 a store spanning over 1,700 sqm in Iulius Mall Cluj. At the same time, dm drogerie markt will open this autumn a new unit spanning over 500 sqm in the same project.
  • Activ Property Services brokered the transaction in which moveX leased 3,300 sqm of modern logistics space within the Mega Company Park in Chiajna, near Bucharest.
  • The Polish branch of Lufthansa Technik AG, a global provider of maintenance, repair and overhaul services for civil aviation, has joined the group of tenants at the Infinity office building in Wrocław. The company has leased over 860 sqm of office space in the building, in the heart of the city on ul. Legnicka. Lufthansa Technik AG will move into its new headquarters in April 2026. The lease was signed for seven years.

New appointments

  • Romanian developer Redport has appointed Sorin Ioan Blaga as COO. In recent years, Blaga has served as CEO of Liebrecht & wooD Romania, managing real estate developments with a combined value of several hundred million euros, and as COO & Co-CEO of The Concept Group.
  • From mid-October, László Csapó will take up the position of Director of Business Development at Danubius Hotels Zrt. He succeeds Andrea Róna, who had held the position since 2022.
  • Cushman & Wakefield Echinox has named Gabriel Vințe as Business Development Manager within the Project & Development Services (PDS) department. He will also oversee the business line dedicated to sustainability services. Vințe has over 21 years of experience gained in renowned companies across sectors such as financial services, retail, residential, and consultancy.
