There is a high demand for private accommodation in Bucharest, offering students modern and flexible accommodation options, with the current supply covering less than half of the actual requirements, according to Colliers data.

Romanian developer IMPACT Developer & Contractor has completed a photovoltaic park in its Bucharest-based Greenfield Băneasa residential project. The company has invested around €2.75 million in the project that has a total capacity of 700 kWp.

Romanian developer Akcent Development has started the construction of the Akcent City project, consisting of 723 apartments, in northern Bucharest. The company is investing around €90 million in the project expected for delivery in H2 2025.

A new premium-quality privately-owned student residence has been launched as part of the Student Depot chain. Offering a total of 540 rooms and located at the junction of Modzelewskiego Street and Wilanowska Avenue in Warsaw, the facility was constructed on a turnkey basis by Kajima Poland. 

Trei Real Estate GmbH has obtained the building permit for its first rental housing development in Poland. Named UP2U and consisting of three buildings, the development will create a total of 460 one- to three-room apartments with a combined floor area of around 20,000 sqm in the immediate vicinity of the town centre of Poznań. 

Bratislava's residential new building market continued in stagnation during the period of Q3 2023. Sales remained at the same low level as in the previous two quarters, meaning fewer than 200 apartments were sold. The supply of new apartments increased only slightly, with a similarly slow rise in price to €5,100/sqm incl. VAT. The price increase is due to the arrival of new apartments in the higher housing segment while the average price of existing projects remains unchanged, reported analysts from Bencont Investments.

The first residents will move into Creditas Real Estate's Nové Boroviny residence near Kladno (30 km north of Prague) in early 2024. In the first stage of the project, there are 161 flats with layouts from 1+kk to 4+kk, some of the flats have already been sold. 

Developer UDI Group will launch a residential development in Prague directly opposite the Lužiny metro station. With an investment of more than CZK 1.3 billion (€52.6 million), two apartment buildings will be built here to complement the shopping centre, in line with the original plan from the 1980s. 

The Garden Lofts boutique project in Prague 5 with luxury apartments has been approved. New owners will be able to move in during the autumn. The lofts also include access to a private multi-purpose garden with greenery, seating, workout area and a garden pool. The exclusive sale is being handled by Luxent - Exclusive Properties. 

In Poland, on average, only 1 out of 100 students can expect a place in a modern dormitory. In Europe, approximately 15% of students can secure accommodation in dormitories. According to JLL research, the current unmet demand for student beds in dormitories reaches 4.7 million in the largest European cities. Poland, with 1.2 million students, ranks sixth in Europe in terms of the potential market for student accommodation operators, not far behind Spain and Italy.
