Grafobal Group Development has received the first permit for the Patio project on Hraničná Street in Bratislava, reports Yimba.sk. The former brownfield is going to change into a mixed-use development.


Currently, there are mainly office buildings, production and warehouse areas and large residential complexes from the 1970s in the vicinity of the project. The headquarters of the Ministry of Economy of the Slovak Republic and the District Office are also nearby.

The Patio building project entered the Environmental Impact Assessment (EIA) process in March of this year. After five months, the District Office in Bratislava issued a decision not to further assess the development, which is a quick process considering Bratislava's conditions. 

The plot of the project has an area of 5,853 sqm. The massing includes a 4-floor base continuing with two towers reaching 9 floors. The project is based on the "Work&Live" concept, with 124 non-residential units and 66 apartments. Workspaces will be located on the second floor, each with its entrance from the patio or the staircase. The developer plans to open here community facilities, workshops and spaces for creative professionals.

According to the EIA, construction is planned to start in 2025, with completion and commissioning in 2027. The total cost is estimated at €25 million.

  • Katarzyna Myjak has joined Axi Immo as Senior Business Advisory Manager, tasked with strengthening the company’s Industrial & Logistics business line.
  • Czech investment group SCF has expanded its team by appointing Jan Simandl as Senior Leasing Team Leader. In this role, Simandl will oversee leasing activities across the company’s commercial property portfolio. He previously worked for CPI Property Group and CBRE.
  • Michał Kochanowski-Laren has joined Avison Young Poland’s Technical Advisory and Project Management team as Project Manager. In his new role, he is responsible for delivering a variety of consultancy projects across all segments of the commercial real estate market in Poland. Kochanowski-Laren is an electrical engineer and a graduate of the Warsaw University of Technology.

Bucharest office fit-out, among the most affordable in CEE

The average total office fit-out costs in Bucharest increased slightly in 2025 to around €1,000 per sqm, according to data from Cushman & Wakefield Echinox. However, Bucharest remains one of the most affordable markets in CEE, with fit-out costs 18% and 15% lower than in Warsaw and Prague, respectively.
