MiddleCap Real Estate is planning to build a mixed-use project New Center Ružinov on the plot of a former department store in Ružinov, Bratislava, reports Yimba.sk.


The project called Nové centrum Ružinova (New Centre Ružinov), which is supposed to replace the abandoned remains of the department store, has already received the statement of the Ministry of the Environment of the Slovak Republic after two and a half years of EIA process. MiddleCap Real Estate (under MCP Development) has been working on all the necessary permits to change the original project and start the construction of the new one since the beginning of 2021. 

The developer has now applied to change the previous zoning decision issued for the project back in 2005. The new proposal brings a reduction in the volume of the building and the number of parking spaces and includes changes in function.

The investor introduced a mixed-use and residential complex. The massing is divided into four levels. The ground floor is dedicated to office and service premises followed by the level of eight four-floor sections with studios, offices and smaller apartments. The third level is designed as a concrete slab bearing hanging gardens. Apartments on this level will have private front gardens.

The development offers 198 apartments on almost 23,500 sqm and 22,500 sqm with a non-residential function. The construction of new buildings will require the demolition of the existing skeleton. It is difficult to estimate the end of the permitting procedure. However, the site cleanup will probably not start before 2025.

Kochanowski-Laren is an electrical engineer and a graduate of the Warsaw University of Technology.
  • Colliers Hungary has appointed Balint Laszlo as Director and Head of Design & Build. Laszlo brings over a decade of expertise in technical project management and fit-out execution, with a specific focus on the office and industrial sectors. He previously served as Head of Fit Out at Futureal Group, where he managed project execution, technical delivery, and cross-functional collaboration. His professional background also includes site management and commercial leadership roles.
  • NEPI Rockcastle has nominated Zelda Roscherr as an Independent Non-Executive Director. Roscherr will stand for election at the Annual General Meeting (AGM) in May 2026. André van der Veer, currently an Independent Non-Executive Director, will retire at the conclusion of the AGM and will not seek re-election.
