Romania's residential market experienced a significant surge in July, with a record number of apartment sales recorded in Bucharest and other major cities.   

The Millhaus residential project developed by Immocap together with WOOD & Company, has reached the full construction height of the base building. More than 110 of 149 units have already been sold.

Abandoned industrial areas and railway stations in Prague are being transformed into modern districts for tens of thousands of residents. These are the five largest projects under construction in the metropolis, reports seznamzpravy.cz.

Since the announcement of planned skyscrapers in the vicinity of Slovakia's first skyscraper, Eurovea Tower, in Bratislava, at the end of 2024, JTRE has been working on their design with the Dutch office KCAP. The total volume of housing loans granted to households reached almost RON 30 billion (around €6 billion), a 32% increase from the first half of 2024, according to the National Bank of Romania (BNR). 

Geosan Development is moving its largest residential project to date, Re.Start Petynka, to another milestone. The residence is developed on a long-unused plot of land near the Petynka swimming pool in Prague 6. Now it has received a valid building permit.

The residential market in Bucharest and Ilfov saw a 10% drop in the number of transactions during H1 2025 compared to the same period in 2024, while sales prices have continued to climb, driven by high inflation, anticipated tax changes, and limited supply, finds a new analysis by iO Partners.

The increase in VAT to 21% for new homes is having a direct impact on pricing and sales strategies in the residential market, with effects already becoming visible, according to Valentin Neagu, Managing Director at Crosspoint Real Estate.

NEPI Rockcastle has fully sold all 254 apartments at Vulcan Residence, its first residential project in Bucharest, which was developed with a total investment of approximately €25 million.

StudentSpace, a student housing platform, has secured PLN 177.8 million in financing from Bank Pekao S.A. to support the development of three modern student dormitories in Kraków. Since its inception in 2024, the platform has actively acquired land for future developments. It is currently delivering three projects across two locations in Kraków, which will be ready to accommodate over 1,200 students starting from the upcoming academic year.
