Penta Real Estate and PSN have received a building permit for the Vinohradská 8 mixed-use project in Prague that will feature apartments, boutique offices and an active ground floor with shops and restaurants.


Project completion is planned for Q3 2028 and the total investment will reach approximately €140 million.

"We have successfully completed the demanding demolition - we protected the underground railway tunnels and ensured there was no disruption to the neighbouring radio station's broadcasting. This part of Vinohradská street was for many years a neglected and problematic area that people avoided. Today, in cooperation with PSN, we want to open up and make the area more accessible as a representative entrance gate to the prestigious district of Královské Vinohrady," says David Musil, CEO of Penta Real Estate. "The attractiveness of the location for residents and companies will be significantly increased by the new tram line through Wenceslas Square towards Vinohrady, which will be completed shortly before our project."

"The partnership with Penta Real Estate allows us to combine experience and move the project towards a quality solution that will be a worthy beginning of Vinohradská street," says Štěpán Smrčka, development director at PSN. "The design also naturally connects Vinohrady with the city centre and shows that even a large project can be sensitive to its surroundings while bringing new energy to the city."

The architectural design is by Jakub Cigler Architekti, who further developed the project based on a new architectural competition and update of the original design. The project sensitively builds on the character of Vinohrady's block structure while bringing modern architecture with emphasis on public space quality, area permeability and urban life. Towards Vinohradská třída, approximately 7,500 sqm of premium office space will be created to the highest Leed Gold standard in one of the most sought-after locations at the strategic crossroads of Prague 1 and Prague 2.

The quiet inner courtyard will house nearly 200 apartments of various sizes of the highest quality, including 7 penthouse apartments. The project will also offer underground parking including charging stations for electric cars and will be built with emphasis on modern technology and energy efficiency.

Kochanowski-Laren is an electrical engineer and a graduate of the Warsaw University of Technology.
  • Colliers Hungary has appointed Balint Laszlo as Director and Head of Design & Build. Laszlo brings over a decade of expertise in technical project management and fit-out execution, with a specific focus on the office and industrial sectors. He previously served as Head of Fit Out at Futureal Group, where he managed project execution, technical delivery, and cross-functional collaboration. His professional background also includes site management and commercial leadership roles.
  • NEPI Rockcastle has nominated Zelda Roscherr as an Independent Non-Executive Director. Roscherr will stand for election at the Annual General Meeting (AGM) in May 2026. André van der Veer, currently an Independent Non-Executive Director, will retire at the conclusion of the AGM and will not seek re-election.
