Develia sold in Q1 2025 860 units based on development and preliminary contracts compared to 951 in Q1 2025 and 845 in Q4 2025.


The number of sold apartments included 131 units in investments acquired through the takeover of Bouygues Immobilier Polska and 8 units in projects implemented within joint ventures. In the past quarter, the developer delivered 1,205 apartments compared to 523 in the same period last year, an increase of 130%.

At the end of March, Develia also had 158 reservation contracts, which may be converted into development contracts in the near future after customers make their decisions. At the end of 2025, the company had 48 such contracts, compared to 433 a year earlier.

"We are satisfied with the result achieved in Q1, which should be viewed through the prism of the low level of reservations we entered 2026 with. We perceive the current market situation as stable and maintain our annual targets. Sales analysis in the past quarter indicates a recovery that was visible in March. We expect that in the coming months the market will maintain a limited number of new launches, which already translates into lower apartment availability, especially in Warsaw. In this environment, we will focus on expanding our offer by launching new projects, which should support our sales in the rest of the year," says Andrzej Oślizło, President of Develia.

Develia plans to introduce 4,350-4,550 apartments to its offer and start construction this year, with the majority in the first half. In Q1, the developer introduced nearly 1,500 units for sale in 11 projects. In January-March 2026, most apartments found buyers in projects: Unii Lubelskiej Vita in Poznań, M Bemowo and Aleje Praskie in Warsaw, Południe Vita in Gdańsk, and Centralna Vita in Kraków.

  • EVO Properties has named Alexandru Marin as the new Property Manager for the London and Oslo office buildings in Bucharest. He brings over 15 years of property management experience.
  • IF&B Mille Sapori, the importer and distributor of Italian food products in Poland, has leased 4,118 sqm in the MLP Pruszków II complex. The lease deal was brokered by Coldwell Banker Commercial.

New appointments

  • Katarzyna Myjak has joined Axi Immo as Senior Business Advisory Manager, tasked with strengthening the company’s Industrial & Logistics business line.
  • Czech investment group SCF has expanded its team by appointing Jan Simandl as Senior Leasing Team Leader. In this role, Simandl will oversee leasing activities across the company’s commercial property portfolio. He previously worked for CPI Property Group and CBRE.
  • Michał Kochanowski-Laren has joined Avison Young Poland’s Technical Advisory and Project Management team as Project Manager. In his new role, he is responsible for delivering a variety of consultancy projects across all segments of the commercial real estate market in Poland. Kochanowski-Laren is an electrical engineer and a graduate of the Warsaw University of Technology.
