CA Immo sells Vizivaros Office Center in Budapest

CA Immo has successfully signed and closed the sale of the Vizivaros Office Center in Budapest. The building is located in the Central Buda office submarket in the western part of Budapest, comprises around 14,200 sqm of total lettable space and was 96% let with annualized gross rental income of around €2.5 million as of 31 December 2022. The buyer is the FLE SICAV FIS real estate fund managed by FLE GmbH.

Office vacancy goes up again in Q1 2023 in Budapest

Prague modern office stock reaches 3.85 million sqm in Q1 2023

The Prague office market has experienced a decline in the construction of new office buildings over the last three quarters which has also been reflected in a decline in speculative construction. Whereas a year ago almost 80% of offices under construction did not have a secure tenant, this share has now fallen to 52%. Tenants were looking for office space in established office locations in the vicinity of Karlín in Prague 8 and Pankrác in Prague 4 in the first quarter. A quarterly analysis by international consultancy JLL shows that 7.5% of modern office space in Prague is currently vacant, which corresponds to 289,100 sqm of space. However, the supply of so-called subleases, which are not included in the official vacancy register, is also growing. According to JLL's latest analysis, there could be around 80,000 sqm of sublease space.

Iulius opens the biggest office building in Romania in Iași

New leases account for over 60% of all office deals in Warsaw

According to a new report published by Newmark Polska, the first three months of 2023 saw no new office completions in Warsaw as occupier activity weakened and the capital’s vacancy rate remained flat compared to the previous quarter. The data is sourced from advisory companies from the commercial real estate sector (BNP Paribas Real Estate, CBRE, Colliers, Cushman&Wakefield, JLL, Knight Frank, Newmark Polska, Savills) and includes information on existing modern office stock, new completions, take-up volumes and vacancy rates.

New leases

  • WeNet, an online marketing company, has relocated its Gdańsk office to the multifunctional Garnizon complex, owned by the Hossa Investment Group. The organisation has taken up more than 450 square meters of office space in the GATO office building.
  • Perfume chain Douglas has signed a lease agreement for nearly 1,000 sqm of office and logistics space at CTPark Budapest Office Campus, which is located in the heart of the city.
  • A 200-square-metre Office Shoes store offering branded women's, men's, and children's footwear has opened in the Forum Gdańsk shopping centre. This is the chain's first shop in Gdańsk.

New appointments

  • Tryton Business House in Gdańsk will welcome a new tenant. Państwowe Gospodarstwo Wodne Wody Polskie will occupy 3,092 sqm of office space in the complex owned by Globalworth. Cushman & Wakefield represented the institution in the lease process.
  • G City Europe is strengthening its development competences. Piotr Myszka has joined the company, taking up the position of Head of Development.
  • CBRE Romania has announced the promotion of Ramona Hîrnea to the role of Head of Investor Retail Leasing for its national operations. With over 22 years of experience in commercial space leasing, Ramona brings a comprehensive perspective on the retail market, gained both from her position as a consultant for property owners and as a representative of tenants.
