Prague’s office market continues to cool down

Office take-up in Prague has been slowly decreasing since 2017, cooling down further last year. Companies relocate or expand less often and increasingly more of them prefer to stay in their current location. Compared with earlier years, the share of major transactions in excess of 3,000 sqm was lower last year. The situation is not dramatic, however, as area absorption remains relatively high. This development can affect rents, though – their current amount will become untenable. By contrast, Brno saw a record-breaking increase in take-up and a strong share of major transactions last year, with rent amounts increasing as well, according to Cushman & Wakefield’s report.

CBRE leases 1 million sqm of offices in CEE in 2019

Although there has been a slight decline in total office demand, CBRE leased 1 million square meters of office space last year in the CEE region. Pre-leases drive Warsaw’s office market

According to the latest “Occupier Economics” report prepared by Cresa Poland, gross take-up hit an all-time high in the Warsaw office market in 2019. Leasing volume came to almost 880,000 sqm, up by nearly 42,000 sqm on the previous peak year 2015. The market reported an approximately 7% increase in total office take-up in the four quarters of 2019 compared to the annual average for 2015-2019.

New leases

  • Griffes has announced the leasing of 6,000 sqm of office space in Bucharest-based Unirii View. Out of the total volume, 2,000 sqm represent new tenants joining the tenant roster, while three tenants expanded operations and grew their space take-up in the building.
  • The first Gorąco Polecam store in Lubin has opened at BIG Lubin retail park. The new 151 sqm unit is in a newly designed development building featuring a large 160 sqm patio.
  • Worldbox has entered the Romanian market with its first store at Scallier's Funshop Park in Vaslui. The multi-brand store covers more than 660 sqm and offers clothing, footwear and accessories in the casual and sportswear segment.

New appointments

  • CBRE Investment Management announced the firm is evolving the leadership model in its EMEA Direct Real Estate business. Under the enhanced structure, Rik Eertink will assume the role of President and CIO of EMEA Direct Real Estate, after serving as President of EMEA Direct Real Estate for the past five years.
  • Nhood has appointed Mihaela Petruescu as the new Country Director for Property Services Romania & Poland as of October. She previously held leadership positions at large real estate firms, such as Cushman & Wakefield Echinox and CBRE Romania.
  • Daniel Orczyk has been named Senior Project Manager at the technical advisory department of Avison Young in Poland. He is a licensed structural engineer and building site manager with over 20 years of experience.
