Eika Asset Management (EAM), part of the Eika Group, has begun development of a logistics park in Nowy Modlin, north of Warsaw. The first phase comprises 28,000 sqm of A-class warehouse space, nearly 60% of which is already pre-leased. Bricomarché, a leading home and garden retailer in Poland, is the anchor tenant, represented by SQM Advisory. Waimea Holding is the project developer and Kajima Poland the general contractor.


“Nowy Modlin is a textbook example of how stable demand, transport infrastructure, and tenant expectations converge in this region,” said Paulius Stulgaitis, Head of Investments at EAM. “We invest with a clear framework: location must make sense long-term, technical specs must meet tomorrow’s standards, and our partners must know how to execute.”

The project will ultimately include over 117,000 sqm of space across a 23-hectare site.

“Thanks to the full commitment of our team, we’ve created a development that offers competitive rental terms and meets high technical and environmental standards,” said Artur Filipiuk, Managing Director at Waimea Holding.

Bricomarché, which operates nearly 220 stores in Poland, cited the site's strategic location, storage height, and sustainability features as key factors in their decision.

“The launch of this warehouse is of strategic importance for the continued expansion of the Muszkieterowie Group in Poland,” said Katarzyna Jańczak-Stefanide, General Manager of Bricomarché Poland.

The development will be certified BREEAM Excellent and includes a 150 kWp solar installation, LED lighting with DALI controls, and EV charging stations. It also features rainwater reuse systems, flower meadows, and infrastructure for cyclists.

Located 5 km from Warsaw-Modlin Airport and 3 km from the Modlin railway station, the site is accessible via local electric buses. A planned roundabout on the national road will further improve access.

The project is backed by bank financing. CMS Poland advised EAM, with commercialisation led by Waimea Holding.
