After the revitalization of brownfields in Szczecin, Bydgoszcz, Czestochowa or Legnica, the former logistics centre in Konin built in the 60's is now coming into play. Accolade plans to invest over €15 million to remediate this property of an aggregated area of 7 hectares and to build a modern Class A ndustrial park. Including this project, the share of revitalized brownfields of the Accolade in Poland makes up 43 %. 

Product diversification on the Polish industrial market is a multi-faceted process that has gathered pace in recent years. Newly-developed warehouse projects may vary considerably in many respects, including size, location and function. Joanna Sinkiewicz, Head of Industrial & Logistics Agency at Cushman & Wakefield, explains how they differ across Poland.

Mecalit, a supplier of technical precision parts made of plastic, decided to sign a lease agreement for 10,500 sqm of warehouse space at the Central European Logistics Hub, an investment owned by Panattoni Europe. AXI IMMO was responsible for the comprehensive advisory services for the tenant.

GLP has leased 20,000 sqm of logistics space across two logistics parks in Czech Republic and Slovakia. The company is developing further GLP Parks in Ostrava and Brno, with an additional two developments in the pipeline for next year.

Panattoni has completed the shell stage of another huge commission for the e-commerce sector. In Żerniki near Poznań, the developer is building a BTS facility with an area of 105,000 sqm for DHL Supply Chain. The latter company will use the space to carry out the logistics operations, among others, for Zalando required for distribution to several European markets – including Poland and Germany.

According to Savills, the development pipeline for the Czech industrial market reached the highest level in history in Q1 2021. There were 47 industrial buildings in various stages of construction with a total rentable area of 734,200 sqm across the country. Speculative projects represented 36% of this construction pipeline, which was well below the 10-quarter average of 46%.

Astonishing gross take-up totalling 1.6 million sqm is the best ever quarterly result for Poland’s industrial market. Developers are also maintaining the pace with 2.3 million sq m under construction. Advisory company JLL summarises Q1 2021 on the industrial market in Poland.

Panattoni is expanding Panattoni Park Gorzów, where it has recently secured another tenant. Global logistics operator Fiege has leased 11,000 sqm in the park, which the company will use for the logistics operations of a client from the production sector. Panattoni Park Gorzów should be completed in November this year when it will comprise almost 70,000 sqm. The entire park is to be BREEAM certified at the ‘Very Good’ level. 

Developer Warehousing & Logistics EOOD (W&L) has begun the construction of the newest industrial park in Bulgaria, called Logistics Park Sofia (LPS). The park is located about 8 km from the capital Sofia. W&L is planning to build 4 warehouse buildings in the complex which will span more than 116,000 sqm of industrial and office space that will be available to potential tenants. So far this is the first Bulgarian logistics park with such a high concentration of industrial space.

Biuro Inwestycji Kapitałowych started the second stage of development of the BIK Park Wrocław logistics park. The project will provide approx. 22,500 square meters of warehouse space. Consequently, the surface area of the entire complex will reach the target level of approx. 47,500 square meters. The construction works are planned to be completed by the end of this year.
