Wood Real Estate has sold the BBC1 administrative building in Bratislava's Mlynské Nivy district to new owner Amigal Group SK. The building had been part of Wood Real Estate's portfolio since 2021, during which time it underwent significant improvements to become a quality investment asset.


Despite BBC1 being among Bratislava's older administrative buildings, the owner's goal was to gradually elevate it to reflect current market demands while maintaining its functionality and character. This process included adding modern elements such as exterior seating, relaxation zones, shading, and small interventions supporting tenant comfort. Significant attention was paid to revitalising green areas, which had potential but were underutilised long-term.

"The success of an office building doesn't just depend on numbers, but equally on the people who use it daily and those who care for it. That's why our approach to BBC1 was strongly tenant-oriented from the start. Active communication, thorough understanding of their needs, and flexible solutions became a natural part of daily building management," says Katarína Cihová, Leasing Director at Wood Real Estate.

"The goal wasn't just to manage the administrative building from a technical and operational perspective, but to systematically create a quality and functional work environment where tenants feel comfortable, get excellent value for money, and have reason to stay long-term," states Miroslav Hilčík, Director at Wood & Company. An important milestone was introducing the FlexiSpace concept. Smaller office units quickly found market response, leading to gradual expansion of the concept across three flexible floors. This attracted smaller and growing tenants, increasing user diversity and dynamics. The result was not only increased building attractiveness but also long-term stable occupancy at approximately 90%.
