UDI Group has obtained a building permit for building B of its key project in Prague's Smíchov district. The project, previously known as Vltava Meadows, now enters the construction phase under the official name Side Smíchov Living.
A new modern district with approximately 1,200 apartments will be built on the site of a former brownfield between Strakonická and Nádražní streets, complemented by shops, services and publicly accessible green space. The total investment will reach nearly €240 million.
The Side Smíchov Living project was designed by CMC Architects studio, led by David Richard Chisholm. The urban solution works with open public spaces, large amounts of greenery and spatially staggered building heights, allowing many apartments to have views of the Vltava river and panoramas of Vyšehrad or Pankrác. Upstructure studio also participated in the architectural and urban preparation of the project.
"We have long considered the Side Smíchov Living project to be one of the most important in our Czech portfolio. After a demanding eleven-year permitting process, we are now entering the phase of actual construction and sales," says Tomáš Kaluš, Director of UDI Group for the Czech Republic. "From previously unused land, a living part of Smíchov will emerge, offering not only attractive housing but also quality public space."
The complex will offer a diverse mix of predominantly smaller and medium-sized apartments intended for both investment and living. Ground floor spaces will house retail and services to support natural urban life. The project will include spaces for community activities and a generous green courtyard accessible to residents and the public.
The Side Smíchov Living project has a total gross floor area of nearly 58,000 sqm and construction is divided into three phases. Completion of the first phase is planned for the turn of 2028 and 2029. Pre-sales of the first residential units will begin in early May this year.
