Warsaw, Krakow and Wrocław offer access to large pools of high-skilled professionals, modern office space and suitable infrastructure. They compete for shared services centres not only with other Polish cities but also with large urban areas worldwide, according to Cresa’s report on the Polish outsourcing market.
Wrocław is the third largest state-of-the-art office market in Poland (after Warsaw and Kraków) and one of the fastest developing office locations in the country. JLL summarized the current situation on the Wrocław office market.
Prologis has started development of a new 16,700 square meter facility at its fully occupied Prologis Park Wrocław V. The company has already signed the first pre-lease agreement for 6,000 square meters in the new building with a logistics operator in the aviation industry.
Construction has begun at Infinity, a modern office project developed jointly by Avestus Real Estate and European Property Investors Special Opportunities 4 (EPISO 4), a fund advised by Tristan Capital Partners. Located in the very centre of Wrocław at John Paul II Square (at the intersection of Legnicka and Nabycińska Streets), Infinity will offer 22,036 sqm of lettable area. The ground works have commenced with completion of the building scheduled for Q3 2020.
VD Invest, subsidiary of Vantage Development, has signed a preliminary conditional agreement with IKI Poland, subsidiary of M7 Czech Republic group, for the sale of Wroclaw office building Delta 44. GVA Polska represented the seller in the transaction.
According to new data from JLL, by the end of H1 2018, total office stock in Wrocław exceeded one million sqm. In the first half of the year, tenants signed deals for more than 58,000 sqm while the market gained another 100,000 sqm of space.
In mid-2018, Wrocław’s office stock reached 1.01 million sqm, which represented a 16% increase on the same period last year, according to Cresa. Eight new office buildings providing a total of 104,000 sqm were delivered to the market between January and June 2018. The largest office completions included Echo Investment’s 24,900 sqm Sagittarius, which was delivered in Q2, followed BZ WBK’s 17,000 sqm office building and Echo Investment’s 13,900 sqm West Link.
Skanska has opened its fifth office building in Wroclaw. The 18,000 sqm Green2Day complex’s tenants include KPMG, Ultimo, Tieto, Natek and Enel-Med. The Business Link, a coworking network, is also establishing a branch in the building.
Skanska has invested €52 million in the first phase of an office development in Wrocław, Poland. The first phase with a total leasable area of around 26,000 square meters will consist of two buildings, 15 and six stories high, with a shared two-level underground parking lot.
108 Agency Slovakia has secured a lease of 5,300 sqm for RajHračiek in ANTRACIT Park Senec, a built-to-suit project by HSF. RajHračiek is a fast-growing online store offering a wide selection of toy brands for children.
Contract Administration as a result of the renegotiation of the lease agreement, remains in the premises of the West Forum complex in Wrocław. The Lessor, represented by TFG Asset Management, was supported in the process by the consulting agency Corees Polska.
Uni-logistics, which specializes in sea, rail and air freight forwarding and road transport, has leased 5,825 sqm of warehouse and office space in Panattoni Park Tricity East VI in Poland. Real estate advisory firm Cresa Poland assisted the tenant during negotiations.
