Nunner Logistics has signed a lease agreement for 22,869 sqm of warehouse space and 285 sqm of office and social space at Hillwood & LCube Wrocław East park, currently under construction in Dobrzykowice near Wrocław. Construction work is underway and is set to be completed by next July. The project is being developed in partnership between Hillwood and LCube, with Hillwood acting as investor and LCube as Development Manager, coordinating the development of the facility.

Upon completion, this development will offer more than 60,000 sqm of class A warehouse space on an 11-hectare plot, meeting the high BREEAM certification standards at the Excellent level.

Nunner offers an integrated portfolio of services, covering the complete supply chain, from source to end-user. Headquartered in Helmond, the Netherlands, the company operates across multiple countries, including Austria, Germany, Russia, Switzerland, Spain, the Czech Republic, Lithuania, Estonia, Poland, Romania, Slovenia, the Netherlands, and beyond. The logistics operator notably appreciated the strategic location of the park and its potential for future expansion.

“To ensure the highest level of customer service, we must meticulously oversee our supply chains and individual facilities. Hillwood & LCube Wrocław East aligns seamlessly with our requirements, including technical specifications and an ideal operational location," stated Slawomir Kubas, Country Director Poland, from Nunner Logistics.

Group CEO Erwin Cootjans adds “We are happy and proud that we can add another 20,000 sqm energy efficient and environmentally friendly BREEAM excellent certified warehouse space to our portfolio in Poland to serve our national and international customer base.”

The new Hillwood & LCube Wrocław East industrial and warehouse park enjoys good connectivity to both local and national road networks. An added advantage of this investment is its proximity to the Eastern Bypass of Wrocław, which opened in December of the previous year, facilitating convenient access to the S8 expressway leading to Warsaw and the A8, the Motorway Bypass of Wrocław. Dobrzykowice holds significant importance for LCube as the developer has recently acquired an adjacent site to Hillwood & LCube Wrocław East. Plans are in place to construct an additional 60,000 sqm of warehouse space, scheduled for completion in 2025.

“We prioritize the quality and standards of each new investment. The warehouse park currently under construction near Wrocław will feature exceptional technical and utility specifications. Notably, it will offer a net storage height of 12 meters and a floor load capacity of 8 tons per square meter. Anticipating strong tenant interest, we foresee that the partially pre-leased space in the new building (approximately 37,000 sqm) will be in high demand. By mid-2024, Hillwood & LCube Wrocław East will stand as the sole logistics project in the eastern part of the Wrocław agglomeration with immediate warehouse space availability," stated Jakub Rzeżuchowski, Senior Leasing Manager at LCube.

Hillwood & LCube Wrocław East has a projected size exceeding 60,000 sqm. As a result of the agreement with Nunner Logistics, the availability of approximately 37,000 sqm of warehouse and manufacturing space starting from July 2024 is now a viable prospect.

In facilitating this transaction, LCube, the developer, received legal counsel from Grzesiak and Partners and leveraged the consulting expertise of Kondracka Real Estate.

The carbon cost is already in your building. You just can't see it yet

by Property Forum
A structural shift is rewriting the financial logic of European commercial real estate. It isn't being driven by ESG pressure or voluntary sustainability labels. It's being driven by regulation — and the numbers are concrete enough that ignoring them is becoming a financial risk. A recent white paper by workcloud24 traces the mechanism in detail: how the operational energy and CO₂ performance of a building transmits into net operating income, asset value, and financing conditions. The argument isn't that green buildings are virtuous. It's that inefficient buildings are becoming measurably more expensive to own, operate, and finance.
