Swobodna SPOT is a new project by Echo Investment at 60 Swobodna Street in Wrocław. There will be a total of 41,600 sqm of leasable space in the project located in the city's business centre. Two office buildings and a green urban walkway connecting them were designed by architects from Kuryłowicz & Associates.


The 11-storey building of 16,000 sqm located at the intersection of Swobodna and Gwiaździsta Streets will be built first. It is expected to be completed in the second quarter of 2025. The second building, which will deliver a further 25,600 sqm of space to the market, is planned for the third quarter of 2026.

The ground floor will include a restaurant, café, retail units and common areas for informal meetings. The developer and the designers have also taken care to create a friendly urban space between the buildings. 

"When designing Swobodna SPOT, we paid a lot of attention to integrating the project harmoniously into the surrounding urban fabric. We wanted to create a friendly place that would serve future employees and the immediate neighbourhood well. Creating new business and social relations will be supported by the green urban walkway inspired by the landscape of a mountain canyon. Gradual faults crowning both solids will give them dynamics and create recreational terraces on the roofs", added Krzysztof Pydo, an architect from Kuryłowicz & Associates.

The building will also be equipped with indoor air purification technology. In line with the BREEAM Excellent certification, Echo Investment will provide for rational energy and water management and waste monitoring as early as the construction stage. The high quality of digital communication and teletechnical solutions will be confirmed by WiredScore and SmartScore certifications. The project will include charging stations for electric cars, as well as racks and locker rooms with showers for cyclists.

This is Echo Investment's eighth office project in Wrocław. So far, the developer has completed more than 150,000 sqm of modern office space in the capital of Lower Silesia.

  • Echo Investment has signed a lease agreement with Auchan Polska for 1,200 sqm of retail space within Fuzja, a flagship multifunctional complex in Łódź. The retailer is scheduled to open the outlet during the summer of 2026.
  • Froo Romania, a subsidiary of the Żabka Group, has relocated its HQ to the Bucharest-based Hermes Business Campus. The retailer secured around 2,900 sqm of office space in a transaction facilitated by Colliers.
  • Court One has signed a lease for approximately 6,300 sqm of space at MLP Business Park Vienna. The tenant, a subsidiary of the Padeldome group, is currently Austria’s largest operator in the sector, managing 42 courts across four locations in the capital.

New appointments

  • iO Partners has appointed Constantin Banu as Business Development Director for its Industrial and Land segments. With over 25 years of experience in the Romanian real estate sector, Banu is widely credited with helping shape the local logistics market. In his new role, he will oversee expansion strategies for the two segments.
  • Avison Young has promoted Bartłomiej Krzyżak and Marcin Purgal to the roles of Co-Heads of the Investment Department in Poland. Krzyżak, previously Senior Director, brings 18 years of commercial real estate experience, having joined Avison Young in 2017. Purgal, also a former Senior Director and a member of the Royal Institution of Chartered Surveyors (MRICS), transitions into the co-head role with 23 years of experience in the CEE commercial markets.
  • Avison Young has strengthened its Polish leadership with three senior promotions. Patryk Błach ascends to Associate Director within the Investment Advisory Department. Kamil Głowienka has been named Senior Project Manager. Furthermore, Katarzyna Uzar becomes a Valuation and Innovation Specialist, tasked with integrating technological solutions and coordinating global departmental projects.
