The Gatehouse Offices, the first office building of Warsaw Brewery, will be acquired by a fund managed by GLL Real Estate Partners. The project of Echo Investment, which will obtain the occupancy permit in Q4 2018, will be sold for €76.5 million.

According to Cresa, Warsaw’s total office stock has risen by more than 3.75% over the year to 5.42 million sqm and the absorption rate is down by 1.4% compared with Q3 2017. The vacancy rate is at 10%.

Ghelamco presented Warsaw Unit, its latest Warsaw project, previously known as Spinnaker. The 180-metre skyscraper is scheduled to be completed in early 2021. The project’s budget is nearly €200 million.

Adgar Poland has concluded an agreement for the acquisition of the asset at Czackiego 15/17 in Warsaw. Thus, the portfolio of the company in Poland was increased to 12 assets. The value of the transaction amounted to €8.3 million (PLN 36 million).

Mennica Legacy Tower has joined the group of Warsaw buildings whose construction measures over 100 meters. The high-rise building, developed by Golub GetHouse and Mennica Polska S.A. at the intersection of Prosta and Żelazna streets in Warsaw, will reach its final height of 140 meters in the Q1 2019.

In 2020 Poland’s first NYX Hotel will open in the middle of the three Varso Place buildings HB Reavis is developing. It will occupy almost 20,000 sqm of space on fifteen floors. The four-star hotel will offer 331 rooms.

Globalworth Poland has entered into a preliminary sale and purchase agreement with Unibail-Rodamco-Westfield for the landmark acquisition of two high-quality office buildings in Warsaw, known as Skylight and Lumen.

Positive sentiment amongst tenants, developers and investors are reflected in the spectacular demand for office space and reduced vacancy rates in Warsaw. Atrium Polska opened the extension of its Atrium Targówek shopping centre in Warsaw. On 25 October, a new fashion alley was opened with 32 shops, introducing 27 new brands to the shopping centre. The food court area has also received a new upgraded look. Following the remodelling, 8,600 sqm of new leasable area was added to bring the total GLA to 60,600 sqm.
