Globalworth Poland has entered into a preliminary sale and purchase agreement with Unibail-Rodamco-Westfield for the landmark acquisition of two high-quality office buildings in Warsaw, known as Skylight and Lumen.

Positive sentiment amongst tenants, developers and investors are reflected in the spectacular demand for office space and reduced vacancy rates in Warsaw. The growing presence of co-working companies is another sign of an expanding market. JLL summarised the situation on the Warsaw office market at the end of Q3 2018.

Atrium Polska opened the extension of its Atrium Targówek shopping centre in Warsaw. On 25 October, a new fashion alley was opened with 32 shops, introducing 27 new brands to the shopping centre. The food court area has also received a new upgraded look. Following the remodelling, 8,600 sqm of new leasable area was added to bring the total GLA to 60,600 sqm.

pbb Deutsche Pfandbriefbank provided a credit facility of €27 million to companies managed by GLL Real Estate Partners on behalf of a German institutional investor. The loan is used for the refinancing of Griffin House and Liberty Corner, two prime office buildings in Warsaw. pbb acted as arranger and sole lender under the facility.

Atrium European Real Estate Limited has completed the purchase of the Wars Sawa Junior retail centre in Warsaw, Poland for €301.5 million. Following the acquisition, 84% of the company’s portfolio is located in Poland and the Czech Republic and includes four prime centres in Warsaw and two in Prague.

On 6 November 2018, Property Technology Forum Europe 2018, a conference and networking event for the proptech industry and real estate professionals from all over Europe will be held in Warsaw. Nearly 200 guests will come together in the Polish capital to discuss the future of the real estate industry and to explore the latest innovations in the profession. The mission of the event is to create a common ground for true collaboration between proptech startups, property professionals and occupiers.

WeWork will open its latest location at Warsaw’s Europejski scheme. Europejski, formerly known as the Europejski Hotel, is a mixed-use building offering Class A+ office and retail space. It is also home to the Raffles Europejski Warsaw hotel.

CA Immo signed and closed a sales and purchase agreement to acquire the centrally located Warsaw Spire C office building comprising of 21,700 sqm GLA in Warsaw, Poland. The transaction volume of the fully leased landmark Class A property amounts to around €100 million, the annual gross rental income reaches around €5.4 million. With this transaction, CA Immo takes another step in its CEE core market expansion strategy, setting the path for continued growth of the companies´ recurring earnings. According to plan, the acquisition will already contribute to recurring earnings (FFO) of CA Immo in the fourth quarter of 2018. Greenberg Traurig (legal), KPMG (tax) and Arcadis (technical) acted as advisors to CA Immo.

The offices of BuroHappold Engineering in Spektrum Tower in the centre of Warsaw have been awarded a WELL Certification with a rating of ‘Gold’ for its office in Warsaw by the International WELL Building Institute.

Skanska has sold the first phase of the Spark office complex in Warsaw to a real estate fund of KGAL Investment Management GmbH & Co. KG, a leading German independent investment and asset manager. This is not only the buyer's first acquisition with Skanska, it is also the fund's first investment in the Polish office market.
