Panattoni completes 104,000 sqm Warsaw warehouse

Panattoni has completed the development of the largest warehouse facility in the Warsaw region – A2 Warsaw Park. The building, totalling close to 104,000 sqm, was delivered in Adamów, right next to the Grodzisk Mazowiecki junction on the A2 motorway. Nearly half of the space provided by the developer has been taken up.

Panattoni secures 23,500 sqm lease in Poznań

Warehouse occupancy costs are a broad concept that can be interpreted in many ways. The key components include rent and service charges. Utility charges billed according to individual consumption constitute a variable component. And on top of that, there are the costs of labour, logistics, supply chains and use costs of space itself. Tenants frequently forget that rent paid to the landlord is not the only cost of doing business in a warehouse facility. “A service charge is the maintenance cost of a facility that is often part of a larger industrial park - it is reinvoiced to individual tenants by the landlord. Its key component is the property tax levied on the landlord and determined by local municipalities,” says Daniel Kempa, Associate, Industrial & Logistics, Cushman & Wakefield.

Net demand grows for Polish warehouses

Poland’s total industrial stock at the end of Q1 2020 amounted to over 18.95 million sqm (+15% y/y). The quarter’s solid results were driven by steady tenant demand as well as stable rental rates, which despite the growing COVID-19 pandemic maintained their height in most markets. Poland’s warehouse stock exceeds 19 million sqm

At the end of the Q1 2020, the total supply of modern warehouse space in Poland exceeded the level of 19 million sqm. The Warsaw market (three zones) maintained its leading position and accounted for nearly 23% of the total supply in the country (4.3 million sqm), Colliers International reports.

New leases

  • Genuine Parts Company signed a multi-year lease for office space in Kraków's Lubicz Park B building. The company’s new location, which will serve as the headquarters of GPC Global Technology Center, will occupy one-and-a-half floors (1,500 sqm in total). JLL Poland took part in lease negotiations and is overseeing the technical side of the GPC office construction process.
  • The Polish branch of German software developer SAP is to move into the 11th floor of the Varso Tower building in central Warsaw, where it will occupy almost 1,400 sqm.
  • Peakside Capital has signed a lease with DPD Polska for 7,000 sqm of cross-dock space at City Point Targówek. The complex is now undergoing a major redevelopment. It will eventually offer close to 100,000 sqm of commercial space, making it the largest urban logistics scheme in Warsaw.

New appointments

  • CPI Property Group is expanding its retail leasing department. Dariusz Kafara has been appointed as the new Leasing Manager. At the Warsaw branch of the company, Dariusz is responsible for maintaining the maximum level of commercialisation in two retail park chains from the group's portfolio - CityMarket and STOP SHOP.
  • Brian Nyeng Olesen, formerly head of commercial at the Salling Group, has been appointed as the new managing director of Netto Polska. The position was previously held by Hugo Mesquita.
  • M Core appoints Magdalena Kowalewska as the new Chief Operating Officer at LCP Properties, Poland. This comes at the same time that Krystian Modrzejewski has accepted a post as the Group Head of Expansion for Poland, where he will be responsible for realising the opportunity for land and asset acquisition in aid of portfolio growth. LCP Properties Poland is part of the M Core group, which brings together family-owned companies that invest in and manage real estate. It comprises LCP, Proudreed, Sheet Anchor, GIPAM and Evolve Estates.
