Upward pressure on rental rates and rising construction costs on the one hand and a growing focus on ESG and repositioning of commercial buildings on the other. Faced with the current pace of change in the real estate market, many investors are looking at 2023 with a degree of uncertainty. Are there any reasons to be fearful? And how will the economic slowdown shape trends and sentiments in each real estate sector in the short term? Accolade received a long-term financing for the 5 industrial parks in Poland: Gorzów Wielkopolski, Szczecin Załom (West), Szczecin Kniewska, Częstochowa and Kielce. The €129 million refinancing loan was delivered by its new financing partner Helaba. 

Saint-Gobain Sekurit, a manufacturer of car glass and solutions for the automotive market, has leased 21,300 sqm in CTPark Iłowa located in the Lubuskie voivodeship in Poland. The company will move into the largest building of the complex (110,000 sqm), in which it will conduct production and warehouse operations.

Panattoni has leased 42,000 sqm to Japanese logistics operator Nissin in Panattoni Park Bydgoszcz IV. The logistics park, which came into use this year, is the first to be developed in the western part of the city and will ultimately comprise three buildings with a total area of 110,000 sqm. 

ICT service provider Atman sp. z o.o. has purchased an investment site of nearly 6 hectares in Duchnice, in the municipality of Ożarów Mazowiecki. The transaction process for the Warsaw-based company, including engineering support and the preparation of administrative and legal formalities, was provided by JLL Poland.

A pandemic, high inflation, rising prices for materials and contractors, and consequently, an increase in starting rental rates concerned the warehouse sector in 2022. Despite the difficulties, the logistics and industrial market is stable and has grown dynamically. The breaking point for the sector turned out to be Russia’s aggression against Ukraine at the end of Q1, 2022, which significantly changed the perception of the entire market in the first weeks of the war. Panattoni has sold its fully-leased Silesia East logistics park near Katowice in the south of Poland, to Palmira Polska Sp. z.o.o, the Polish subsidiary of Frankfurt-headquartered investor and asset manager Palmira Capital Partners. The 32,000 sqm Grade A complex is part of a major logistics hub around Katowice, the capital of the Silesia region, which borders the Czech Republic and Slovakia and lies at the heart of the industrial and manufacturing centre of Central and Eastern Europe. The parties agreed not to disclose the value of the transaction.

In 2022, the industrial market remained one of the fastest-growing real estate sectors in Poland despite supply chain disruptions that sent rents and construction costs rising. 2023 is shaping up to be a year of buzzwords such as nearshoring, reshoring and friendshoring, with the biggest challenges being cost optimization and looking for savings, says Jakub Kurek, Head of Industrial and Warehouse at Newmark Polska.

Panattoni proceeds with another development for Flex, a global supplier of equipment and technology. The lease agreement covered a total of 28,000 sqm at Panattoni Park Łódź A1, where the company will occupy both warehouse and office space.
