The Openville Timişoara development, the largest mixed-use project in the west of Romania will be opened in the fourth quarter of next year, upon completion of the first phase of development. The project that integrates the current Iulius Mall Timişoara will comprise office, retail, park and entertainment uses, and is developed by the IULIUS and Atterbury Europe companies.
The outlook for Central and Eastern European markets is still positive according to the RICS Commercial Property Monitor. Results for Q3 2017 show that both occupier and investment demand are still on the rise across the region. The peak of the current cycle is, however, undoubtedly getting closer.
River Development, part of Romanian SEMA Group, has announced the start of the construction works for The Light office building located in Politehnica area, on the grounds of the former Pumac factory in Bucharest. The building will have a gross leasable area of 21,000 square meters and will be delivered in the first quarter of 2018 following an investment of around € 33.5 million.
The industrial, logistics and office sectors in Bucharest were the drivers of the real estate development market in the first nine months of the year, while the retail sector recorded the lowest growth rate in terms of projects delivered in this period of time. On the property investment market, the retail sector was the star, cumulating 60% of the volume traded in the first nine months.
CTP has acquired Phoenix Logistics Center (PLC) from the Dutch company LSREF3 Alpha Dutch Holdings B.V. The centre has been integrated into CTPark Bucharest and is located in Chiajna, 10 km from Bucharest’s centre.

Immofinanz started selling land plots from the portfolio of Adama, a residential developer part of the Immofinanz Group. Two land plots located in the Bucharest area have already been sold, while the transaction for another piece of land is set to be finalised in November. The three assets have a total surface area of almost 36,000 sqm. The parties have agreed not to disclose further details.
The first building of 8,000 sqm of the fully sustainable logistic Garbe Green Park Piestany is already fully leased and the development process of the second building is starting soon.
Crown Square, an office building located near Rondo Daszyńskiego metro station in Warsaw, will welcome three new tenants: Foodcom (1,000 sqm), Orifarm (400 sqm) and Avenga (300 sqm). The landlord was advised on the transactions by real estate advisory firm Savills.
BIMs Plus Poznań, distributor of heating, ventilation and air-conditioning technology products as well as plumbing system and technology products has leased more than 4,700 sqm of space at the MLP Poznań West logistics park.
