Hong Kong has replaced London’s West End as the most expensive office market in which to accommodate staff, according to new research from Cushman & Wakefield. At a global level, the average annual cost per workstation rose by 1.5% over the last 12 months. Workplace density – the number of workers within a given space – has also increased in 2017.

Szczecin leads the way on the Polish industrial market

After the first three quarters of 2017 the warehouse market continues to be the fastest and most dynamically growing commercial property sector in Poland. According to the latest report by BNP Paribas Real Estate Poland, since the beginning of the year the total volume of modern warehouse space has increased by 13.6%. Q3 2017 was dominated by Szczecin with the completion and delivery of the country’s largest warehouse scheme: Panattoni BTS Amazon Szczecin, with the area in excess of 161,000 sqm.

Immofinanz posts increase in net profit

Immofinanz posted a significant increase in net profit from continuing operations (excl. Russia) for the first three quarters of 2017, to €116.3 million (Q1-Q3 2016: €-217.8 million). Rental income remained stable at €174.1 million despite the ongoing sale of non-strategic properties (Q1-Q3 2016: €174.0 million). Adjusted for new acquisitions, completions and sales (like-for-like), rental income rose significantly, by 3.9% to €138.4 million. The results from Asset Management grew 11.3% to €122.6 million; financial results moved strongly into positive territory at €88.6 million (Q1-Q3 2016: €-143.9 million). This was primarily a result of positive valuation effects from the CA Immo and BUWOG shareholdings, and lower financing costs. Overall, net profit (incl. Russia) improved to €-59.1 million (Q1-Q3 2016: €-409.5 million).

Echo Investment publishes Q3 2017 results

In Q3 2017, Echo Investment posted a net profit of €12 million (PLN 50 million). The main contributors were: signing final sale agreements for 238 apartments, increase in the value of projects under construction, the sale price increase of the Q22 building, dividend from EPP as well as the compensation for the expansion of Outlet Park in Szczecin.

New leases

  • BIPA, the drugstore brand of the German REWE Group, has opened the first store in Romania at Bucharest-based Mega Mall. The unit’s leasable area stands at around 370 sqm.
  • M1 Łódź, managed by EPP, has inked new and renewed leases for nearly 5,800 sqm of retail space. The most significant addition is the opening of a HalfPrice store spanning nearly 2,200 sqm.
  • dm-Pharmahandel, the Czech subsidiary of the German drugstore chain dm-drogerie markt, will open a specialised logistics centre for the distribution of over-the-counter pharmaceuticals at CTPark Bor. The company will occupy a nearly 7,100 sqm facility.

New appointments

  • Michał Stępień has joined MDC2 as Investment Director. He has over 20 years of experience in the real estate industry, gained at Savills, where he worked in teams dealing with valuation, research, and investment advisory. Over the last few years, he has focused on the industrial and logistics sector, advising on market strategy, asset positioning, and investment decisions.
  • Rob Jones has joined CTP as Head of Investor Relations and PR, having previously led the European Real Estate Equity Research team at BNP Paribas. Jones will be working closely with Group CFO Richard Wilkinson and Maarten Otte.
  • CTP Romania has named Bianca Liulea-Stamate as Marketing Specialist. She has previously worked at DB Schenker for more than seven years.
