Panattoni has been issued financing for the construction of City Logistics Warsaw Airport IV. The €17.25 million loan was granted by Santander Bank Polska.

“City Logistics Warsaw Airport IV benefits massively from its location, being 5 km from Warsaw’s Chopin Airport while also being close to the centre of Warsaw as well as major road junctions and routes such as the S2 and the S7”, says Emilia Taczewska-Trojańska, the Head of Debt Finance Poland at Panattoni; “With the financing from Santander Bank Polska, we are going to complete the first stage of the project comprising a 10,000 sqm building, which has been leased in its entirety by a leading logistics operator.”

City Logistics Warsaw Airport IV will eventually comprise two buildings with a combined area of over 45,000 sqm. The remaining space is to be developed on a speculative basis and will take the form of Small Business Units (SBU).

Being situated in the city’s Włochy district next to Warsaw’s Southern Bypass results in the park making a superb base for last-mile logistics. Access to the South Warsaw junction of the S2 as well as to the S7, S79 and S8 ensures tenants good road connections not only with the greater Warsaw urban area but also with every major city in the country. Due to its urban location as well as its relatively small-sized modules available for rent (starting from 800 sqm), the development is going to be attractive to companies involved in e-commerce, courier services, picking and packing and even light production. The entire centre is to be certified under BREEAM for a rating of Excellent.

The carbon cost is already in your building. You just can't see it yet

by Property Forum
A structural shift is rewriting the financial logic of European commercial real estate. It isn't being driven by ESG pressure or voluntary sustainability labels. It's being driven by regulation — and the numbers are concrete enough that ignoring them is becoming a financial risk. A recent white paper by workcloud24 traces the mechanism in detail: how the operational energy and CO₂ performance of a building transmits into net operating income, asset value, and financing conditions. The argument isn't that green buildings are virtuous. It's that inefficient buildings are becoming measurably more expensive to own, operate, and finance.
