Poland's industrial sector remains in great shape. Up to 2.8 million sqm of space was leased and 1.3 million sqm delivered to market from the beginning of January to the end of September 2018. Nearly 2.1 million sqm of industrial space remains under construction, according to JLL.

Adgar Poland has concluded an agreement for the acquisition of the asset at Czackiego 15/17 in Warsaw. Thus, the portfolio of the company in Poland was increased to 12 assets. The value of the transaction amounted to €8.3 million (PLN 36 million).

According to Cresa’s latest report, the vacancy rate on Poland warehouse market is at a record low of 4.3% at the end Q3 2018 (down by 0.9 pp compared to September 2017). With new supply continually on the rise, Poland’s warehouse and industrial stock has already surpassed the 15 million sqm mark.

In their early days, start-ups require a flexible working environment and usually opt for co-working space, which, however, is relatively costly in the long term. Excellent warehouse market figures for the third quarter this year show that growth is being maintained in Poland. Demand has exceeded 3 million sqm since the beginning of the year, with 870,000 sqm leased in the third quarter alone. This result is 20% higher compared with the same period last year. An impressive 2.16 million sqm of warehouse and production space is under construction, of which 33% will be delivered on the market by the end of the year, according to a report prepared by AXI IMMO.

Mennica Legacy Tower has joined the group of Warsaw buildings whose construction measures over 100 meters. The high-rise building, developed by Golub GetHouse and Mennica Polska S.A. at the intersection of Prosta and Żelazna streets in Warsaw, will reach its final height of 140 meters in the Q1 2019.

CPI Property Group unveiled its new plans and projects at MAPIC. The Group plans to refurbish the Campona shopping centre in Budapest, extend Královo Pole in Brno and Olympia in Pilsen and remodel the food court in the Ogrody shopping centre in Elblag, Poland.

Construction has begun at Infinity, a modern office project developed jointly by Avestus Real Estate and European Property Investors Special Opportunities 4 (EPISO 4), a fund advised by Tristan Capital Partners. Located in the very centre of Wrocław at John Paul II Square (at the intersection of Legnicka and Nabycińska Streets), Infinity will offer 22,036 sqm of lettable area. The ground works have commenced with completion of the building scheduled for Q3 2020.

Between Q1 and Q3 2018, demand for office space in Poland reached nearly 1.1 million sqm, signalling a continued strong market momentum. JLL summarised the situation on the Polish office market at the end of Q3 2018.
