In Q3 2018, Poland’s eight largest regional cities (Krakow, Wrocław, Tricity, Katowice, Poznań, Łódź, Szczecin and Lublin) saw more than 176,000 sqm of office space delivered across 21 new projects, taking the total space available on those markets to 4.81 million sqm. Cushman & Wakefield presented a summary of Polish regional office markets.

Globalworth Poland has entered into a preliminary sale and purchase agreement with Unibail-Rodamco-Westfield for the landmark acquisition of two high-quality office buildings in Warsaw, known as Skylight and Lumen.

Cromwell EREIT Management Pte. of Cromwell European Real Estate Investment Trust has announced the acquisition of 23 properties across five countries in Europe. These comprise 16 properties in the Netherlands, Finland and Poland, two properties in Italy, as well as five properties in France.

In the third paper of a three-part series looking at the future of logistics real estate, Prologis examined the implications for logistics property in light of emerging trends for transport, labour productivity and consumer behaviour. Prologis predicts these trends will create big efficiencies in supply chains and bring associated cost savings for users of logistics facilities – a proportion of which will go towards paying higher rents, especially for facilities located in urban infill areas, as this will lead to much higher efficiency gains.

A milestone has been reached on the way to the completion of Building H, the 8th element of Bonarka for Business (B4B) office complexes in Krakow. The construction reached its highest point on the 16th of October, according to the construction schedule. TriGranit is preparing the further phases of the development, Building I and J with 10,000 sqm GLA each.

The growth in new European shopping centre space has started to slow, as mature European markets begin to reach the peak of space required, according to the latest research from Cushman & Wakefield.

New furniture. Everything is neatly organized. Everything is in its place. And it is extremely tidy. New offices tend to look as if they are images in a catalogue or a photorealistic visualisation delivered by an architect – but this only lasts for a short while. It takes no more than a few weeks for slow, yet inevitable changes to begin creeping into a new office. As the lease term passes, the office acquires a life of its own: it is an organism straining to adapt to the dynamic movements of people, things and activities that fill it and shape the space.

Positive sentiment amongst tenants, developers and investors are reflected in the spectacular demand for office space and reduced vacancy rates in Warsaw. The growing presence of co-working companies is another sign of an expanding market. JLL summarised the situation on the Warsaw office market at the end of Q3 2018.

MLP Group has begun the construction of a warehousing facility in its logistics centre in Czeladź. The construction of the facility with an area of nearly 10,000 square meters is scheduled for completion in Q2 2019.

VD Invest, subsidiary of Vantage Development, has signed a preliminary conditional agreement with IKI Poland, subsidiary of M7 Czech Republic group, for the sale of Wroclaw office building Delta 44. GVA Polska represented the seller in the transaction.
