MLP Poznań West to be enlarged

MLP Group has purchased an additional 6 hectares of land adjacent to the MLP Poznań West logistics centre. This will allow the construction of another 30,000 sqm of warehouse space. As a result, the target space of the complex has increased to more than 170,000 sqm. The existing plot of land has already been fully developed, with all facilities 100% leased.

Panattoni launches construction of Panattoni Park Ruda Śląska V

GLP Wrocław V Logistics Park to expand by more than 86,000 sqm

Poland's industrial market claims a podium finish

According to the latest report from Cushman & Wakefield, gross warehouse take-up in Poland stabilized at over 1 million sqm in Q2 2023. Furthermore, at the end of June 2023, there was 2.1 million sqm under construction, with the relatively strong development activity being driven by higher rents encouraging investors to launch new projects. In addition, Poland entered the top three EU markets in terms of warehouse stock, jumping into third spot behind Germany and France.

Total warehouse stock in Poland exceeds 30 million sqm

According to the newest report prepared by Newmark Polska, in the second quarter of 2023, the total warehouse and industrial stock in Poland surpassed 30 million sqm. Both tenants and developers exhibited caution in decision-making, which resulted in a decline in leasing activity and construction volumes. Meanwhile, warehouse availability in existing facilities increased.

Polish investment market remains in hibernation

In 2022, the value of transactions on the Polish commercial real estate market amounted to approximately € 5.8 billion, which showed that after the difficult years of the pandemic and the outbreak of conflict in the East, Poland turned out to be a stable market with a large group of investors interested in investing capital in our country and a wide range of attractive investment products. However, in the first half of 2023, we witnessed the previously expected investment slowdown. After six months of  2023, the total investment volume amounted to only around €800 million, which means a decrease of 70 per cent compared to the same period a year earlier, says Bartłomiej Zagrodnik, CEO of Walter Herz advisory agency.

PINK releases data on Poland's warehouse market for Q2 2023

New leases

  • International flexible office operator SwitchUp has launched its expansion into the Polish market, securing a lease agreement for 2,100 sqm of space at the AFI Office House in Warsaw. The transaction represents the company’s debut contract in Poland, positioning the operator within the first office building of the city’s upcoming Towarowa22 regeneration development. Savills acted as the deal broker.
  • International retailer MR.DIY has joined the tenant mix of the Plejada Shopping Centre in Sosnowiec. Its new 700 sqm store will significantly enhance the shopping centre’s offering of household products and everyday essentials. Cushman & Wakefield is responsible for the leasing and comprehensive management of the property.
  • Hotspot Workhub, the flexible workspace operator, has renewed and expanded its presence within The Mark office building, owned by CPI Property Group. The lease deal for 2,550 sqm was brokered by iO Partners Romania.

New appointments

  • Katarína Brydone, Jana Vlková and Vendula Maršová have been appointed as the first Equity Partners of Colliers’ Czech business. Brydone brings more than 20 years of experience in international real estate. Vlková has more than 25 years of experience in commercial real estate. Maršová, Partner and Head of Valuation and Advisory Services, brings more than 16 years of experience in real estate valuation and advisory.
  • BNP Paribas Real Estate Poland has expanded its Industrial and Logistics Agency team with the appointments of Joanna Choromańska, formerly of JLL, and Bartosz Wilczyński, previously with CBRE. The new hires bring a combined 34 years of experience in sector sales, lease negotiations, and build-to-suit project delivery to support the division's ongoing growth.
  • Speedwell has expanded its industrial and logistics team with the appointment of Valentin Achim as Leasing and Property Manager for Industrial Developments. Achim brings extensive experience in coordinating commercial and operational activities within the logistics and industrial sectors. In his new role, he will oversee the development and expansion of the company's Spaceplus platform.
