SGI SA has sold the Lastadia Office in Szczecin to a company managed by Greenstone Sp. z o.o. Lastadia was delivered to the market in 2013 and offers ca. 12,500 sqm of GLA. It is located at the banks of Oder River along Wały Chrobrego and is fully let to international and Polish tenants.

The phenomenal growth of the ‘flex’ sector is set to continue apace in years to come, with flexible workspace in EMEA grow by over 50% by 2022 and the number of office workers occupying this space growing to 750,000 across the region. That’s according to global real estate advisor, Colliers International, which recently released its Flexible Workspace Outlook Report 2019.

In the first quarter of 2019, leasing activity hit 140,100 sqm on the Warsaw office market, of which more than 101,000 was transacted under new deals and expansions. Cushman & Wakefield summarised the Warsaw office market in Q1 2019.

Poland's office market in Q1 2019 saw office supply growing, vacancy rates dropping comparing to the last year, and demand predominantly being driven by IT, services and manufacturing. Advisory firm JLL summarised the situation on the Polish office market at the end of Q1 2019.

The first building of the Green Heart complex in Belgrade has been officially opened. Nordeus, independent mobile gaming company based in Belgrade, chose GTC’s office centre to create their new studio. To accommodate a team of 170 people, the creator of competitive games leased 6,000 sqm across seven floors with three additional underground levels for parking.

Wing has acquired the Liget Center office building in Budapest from the M7 CEREF I fund managed by M7 Real Estate. The property comprises 7,000 sqm of office space and a 3,800 sqm auditorium. The new owner plans to improve the services offered by the building by adding new services and to find a new use for the empty auditorium.

Penta Real Estate has sold the Business Centrum Tesla 2 office building project in Košice to Austrian company European City Estates. BCT 2 provides 14,600 square meters of office space. The largest tenants are T-Systems Slovakia, Deloitte, Diebold-Nixdorf and Colonnade. On the seller side, the transaction was advised by JLL. The purchase price was not disclosed upon agreement between the parties.

Ghelamco Poland has completed the sale of the Wronia 31 office scheme located in the centre of Wola’s business district. The property was acquired by LaSalle Investment Management (LaSalle), one of the world’s leading real estate investment managers with $65 billion of assets under management across Europe, North America and Asia Pacific.

The vacancy rate on Prague’s office market decreased to 4.3%, down 80 basis points in comparison with the revised results of Q4 2018. The Prague Research Forum announced the office market figures for the first quarter of 2019.

Dedeman has signed a contract for the purchase of The Office in Cluj-Napoca. The sellers are developers NEPI Rockcastle and Ovidiu Sandor. The purchase price has not been disclosed, but it is estimated to be around €100 million.
