Polish warehouse sector hits the brakes

According to AXI Immo, more challenging economic situation and a ‘wait and see’ approach adopted by market players have been the key factors affecting the Polish industrial real estate sector in H1 2023. Gross take-up amounted to 2.24 million sq ]m (-39% y/y) between January and June. A soft patch was also visible on the supply side. Although a relatively large amount of space was added to the market in H1 2023 (2.6 million sqm, marking a 9% y/y increase) and total stock increased to 30.6 million sq \m, there was only 2.13 million sqm under construction as at the end of June 2023 – 50% less compared to a year earlier. The vacancy rate climbed to 6.7% at the end of Q2, marking a 3.3 p.p. increase on Q2 2022.

MCG EastBridge leases entire GLP project near Kraków

MCG EastBridge, part of the Maszoński Group's portfolio is growing. Following a record-breaking deal on the Kraków warehouse market in Q1 2023 for nearly 37,000 sqm at GLP Kraków III Logistics Centre, the company decided to expand by more than 19,000 sqm. Under the signed agreements, MCG EastBridge will occupy a total of 56,200 sqm and will be a single occupier in the development, which is being built in the Niepołomice Investment Zone near Kraków. The two-stage lease is the largest signed transaction in the Polish warehouse market in the first half of 2023. In both cases, MCG EastBridge was represented by AXI IMMO.

Panattoni Park Konin gets BREEAM Outstanding certificate

Panattoni received a BREEAM Outstanding in the International New Construction system for Panattoni Park Konin. It is already the fourth investment by the developer in Europe with the highest rating in this system. The total area of its buildings confirmed by an ecological certificate has already exceeded 12 million sqm, and another 4.5 million sqm is in the certification process, including five BREEAM Outstanding investments and DGNB Platinium.

New leases

  • Lagardère Travel Retail has renewed its 2,300 sqm office lease for its HQ at the Bucharest-based Globalworth Campus, in a deal brokered by Cushman & Wakefield Echinox.
  • Jack & Jones has leased 310 sqm for a new store at Promenada Sibiu, owned by NEPI Rockcastle.
  • Palas Campus, Romania's largest office building, is set to host the new regional hub for BCR starting this autumn. The HQ will occupy a surface area of approximately 1,000 sqm and will serve clients from the local county and adjacent regions.

New appointments

  • NEPI Rockcastle has nominated Zelda Roscherr as an Independent Non-Executive Director. Roscherr will stand for election at the Annual General Meeting (AGM) in May 2026. André van der Veer, currently an Independent Non-Executive Director, will retire at the conclusion of the AGM and will not seek re-election.
  • Panattoni has promoted Nick Cripps to the position of Head of International Capital Markets for Europe, the UK, the Middle East, and India. Based in London, Cripps is tasked with leading the firm’s global capital markets strategy across 18 diverse markets. He joined Panattoni five years ago as Head of UK Capital Markets.
  • PSN has expanded its acquisitions team with the arrival of Martin Šrytr as Business Development Manager. Most recently, he served as Real Estate Expansion Manager at Twistcafe Group, supporting the company’s EMEA growth. His previous experience includes consulting at Cushman & Wakefield, advisory roles at Prochazka & Partners, and management positions within IWG.
