In recent years, Łódź has enhanced its position as an important destination for companies from the business services sector in Poland. Numerous global brands, such as Accenture, Fujitsu Technology Solutions, Infosys, TomTom and Xerox, have established their business services units in Łódź. JLL summarised 2016 on the office market in Łódź.

Master Management Group is developing the tallest building in Łódź. The 19-storey building will be a part of the Piotrkowska 155 mixed-use complex, currently under construction. 

ZF TRW, a global automotive supplier, has selected Symetris Business Park – developed by Echo Investment – as the location for its new electronics engineering centre in Łódź. The company has leased nearly 2,400 sqm of space. JLL advised ZF TRW on the process of selecting the new space.

Prologis has completed the construction of a 22,200 square metre build-to-suit (BTS) facility for Arvato Polska leader in terms of complex outsourcing services at Prologis Park Stryków. CBRE facilitated this transaction. It is the second BTS project Prologis has launched this year at the park, and the third in Central Poland.  In the second quarter, Prologis started the construction of a 42,000 square metre facility for Agata at Piotrków Trybunalski and an 11,740 square metre BTS for German logistics operator Geis.

The Polish unit of Swedish IT company Cybercom has leased over 2,500 sqm of space in the Nowa Fabryczna office building developed by Skanska in the city of Łódź. JLL advised Cybercom on the leasing process.

Echo Polska Properties – an international fund operating as a REIT –is purchasing seven office buildings with almost 112,000 sqm of GLA from Echo Investment, a Polish developer. The total value of the properties as at the agreement amounts to almost €264 million. The sold properties are: O3 Business Campus in Kraków (phase I, II and III), Tryton Business House in Gdańsk, A4 Business Park in Katowice (phase III) and Symetris Business Park in Łódź (phase I and II).

Prologis has announced that it will deliver a 11,740 square metre build-to-suit (BTS) facility for Geis PL, a German logistics operator, at Prologis Park Stryków. The project is scheduled for completion in the fourth quarter of 2016.

International real estate advisor Savills, on behalf of Aviva Investors has sold a Small Business Unit type warehouse and a 3.5 ha development land situated in Łódź Business Park. The buyer was industrial developer Panattoni Europe. 

GTC has announced the acquisition of Neptun Office Center and Sterlinga Business Center, located in Gdańsk and Łódź respectively. These two Class A office buildings, featuring modern design and a total GLA of 30,000 sqm and 364 parking places, will enrich the Group’s Polish investment portfolio.
