London-based investor Grosvenor’s Indirect Investment team has expanded its portfolio in the logistics sector with a move into Poland. Grosvenor is the cornerstone investor of Polish Logistics LLP, a new investment vehicle established by IO Asset Management, the specialist manager of industrial real estate, and Reino Capital, a real estate holding company listed on the Warsaw Stock Exchange. Polish Logistics LLP has acquired Logistic City in the established logistics location of Piotrków, south of Łódź, from a private investor.

Panattoni has signed a lease with the owner of the Polish fashion label Tatuum – KAN sp. z o.o. The tenant will take up 10,150 sqm at Central European Logistics Hub in Łódź, moving in by mid-August 2020. The developer also leased 14,000 sqm of warehouse space in Panattoni Park Tricity East III to Omega Pilzno.

Vantage Development is expanding its operations to other Polish cities. At the turn of the year, the company acquired 4 properties in Poznań, and last week it won a tender for the purchase of a plot in Łódź.

MVGM has taken over the management of Forum 76, the office building located in Łódź and belonging to Benson Elliot and Sharow Capital. Sharow Capital is responsible for asset management. The handover of the building took place in March, during the server lockdown measures that have been implemented in Poland. The majority of the process has had to be completed virtually.

Panattoni, in a joint venture with DH Capital, finalised the development of Panattoni Appliance Park worth €18 million. The 30,000 sqm park was delivered at Europe’s largest logistics complex – Central European Logistics Hub.

Panattoni has bought 14.8 hectares of land in Central Poland to build Panattoni Park Stryków IV. The project, which will feature 74,000 sqm at full build-out, will be developed at the intersection of the A1 and A2 motorways. Construction kick-off is planned for Q3 2020.

Panattoni has leased approx. 7,300 sqm to DSV Road at City Logistics Łódź II. The facility will be handed over to the tenant in the coming June. To date, the developer has completed 10+ projects for the DSV Group, developing approx. 170,000 sqm of space in total in Poland and the Czech Republic.

At the end of 2019, the total modern office stock in Łódź amounted to 528,300 sqm with more than 90,000 sqm currently under construction. Cushman & Wakefield has summarised 2019 on Łódź’s office market.

Savills Investment Management has completed the acquisition of the logistics unit leased to Leroy Merlin in Piątek from Invesco Real Estate, the global real estate investment manager, on behalf of Korean institutional investors managed by Vestas Investment Management.

Trei Real Estate GmbH, a developer and property asset holder for residential and retail real estate, just launched the sales drive for ownership apartments in the Polish city of Łódź. The project represents Trei’s second residential development in Poland. The initial total of 104 apartments offered for sale will be built during the first construction stage. Trei entered the Polish residential real estate market in summer 2019 with a first project in Wroclaw.
