Prague hotels are still underperforming but investors remain interested

The occupancy level in Prague’s hotels was just 10% during the first six months of this year, with revenue remaining far below the average of the pre-coronavirus years. Contrary to initial expectations, their owners are not selling them – definitely not on a mass scale. Investors’ interest in buying remains strong – more than one-third of them are “very” or “highly” interested in Prague, according to Cushman & Wakefield’s current Hotel Investor Beat survey. Investors obviously trust Prague’s hospitality market and perceive its current situation as temporary.

Bluehouse Capital sells Zagreb shopping centre

CBS International, part of the Cushman & Wakefield Group, acted as advisor on the deal as an exclusive sales representative, ekapija.com reports. The buyer was Slovenian investor TRIGAL Alternative Investment Fund, the company announced on LinkedIn.

Arete acquires production and storage complex near Prague

Czech investor Arete Group’s third fund, focused on quality industrial and logistics assets in the CEE region, completed the acquisition of a production and storage facility near Beroun, 20 km from Prague. This is the acquisition of a complex used for the production and storage of the Czech company Hronovský s.r.o., which was founded in 1990 and is one of the leaders in the field of cable assembly production, machining on CNC machines, pressing of plastic components and assembly of mechatronic components. The financial volume of the transaction exceeded almost €10 million.

Czech shopping centre revenues are back to pre-crisis levels

Following their reopening in May, shopping centres have seen both their revenue and footfall increase to a rate exceeding the performance during the same period last year. The footfall was lower than in the pre-crisis year 2019, but the revenue was comparable; in fact, it was slightly higher. Supermarkets and hypermarkets fare the best in terms of revenue; electronics and health and beauty products are also doing well. The current performance of shopping centres can therefore be described as very strong, with figures exceeding initial expectations, and investors show renewed interest in properties again, with several major retail transactions being planned for this year and the next. To date, office and logistics properties have been selling the best this year.

Zeitgeist AM takes over Kraków student hall from NNS

Zeitraum, an international operator of student housing schemes, has just taken over the management of its first dormitory in Poland as Zeitgeist Asset Management, an investor operating on the Polish market for several years, finalised the purchase of a privately-run student hall located in Kraków from NNS. The asset is located at 33 Koszykarska Street and has been operating under the Unibase brand for three years. It can accommodate 345 people in 157 rooms. The first students will move into the building in September. JLL experts supported the investor in the purchase of the asset.

Investor sentiment across CEE remains strong

According to Colliers, CEE markets continue to feel some impact on transactional activity with flow volumes down ca. 22% year-on-year. Poland captured more than half of all invested capital in the first half of the year. Colliers estimates for 2021 that year-end volumes will remain between €10-11 billion.

New leases

  • The company PKB Inwest Budowa has announced that the retail chain Lidl Polska will be a tenant of the newly developed Retail Park in Garwolin. The investment will include the construction of 3 buildings with a total area of 11,045 sqm. GLA. One of of them with an area of over 2,100 sqm will be occupied by a Lidl Polska shop.
  • Peek & Cloppenburg has chosen the Szczecin Galaxy shopping centre to make its debut in West Pomerania in Poland. The brand's only shop in this part of the country will be almost two thousand square metres in size.
  • The Enel-med clinic chain is opening two new outlets in Wrocław: 510 sqm in Sagittarius Business House and 1,374 sqm in the Infinity office building.

New appointments

  • Angelika Majkowska has taken up the position of HR director at Apsys Poland. Angelika, who has been with the company since 2013, will be responsible for complex HR policies in an organisation with a structure involving more than 19 teams in various locations.
  • Filip Krstičević is joining iO Partners in Zagreb as Regional Manager, focusing on leasing and land deals across the region. With a strong track record of acquiring land sites and developing residential and commercial properties in both Croatia and Australia, Filip is well placed to support international investors entering the Croatian market.
  • The Management Board of Globe Trade Centre S.A. has announced that on 18th of March, 2024 the company accepted Barbara Sikora's decision to resign from the company's authorities.
