Romania recorded new real estate investments worth €85 million in the first quarter of 2021, down 42% year-on-year, in line with the lower results of other markets in Central and Eastern Europe, according to a report by Colliers. 

Real estate consultancy Colliers is testing the first intelligent software robot dedicated to the real estate industry in Romania. The company is using the Robotic Process Automation (RPA) technology developed by UiPath.

Colliers announced the end of its affiliation with its partner in Serbia (AVT RE DOO) and Greece (AVTB Private Company), effective immediately.

Colliers Czech Republic secured the expansion of the Tchibo distribution centre in the Panattoni Park Cheb industrial zone, which was agreed upon by the developer Panattoni and Tchibo in the first quarter of 2021. The warehouse thus ranked second behind the Amazon distribution centre at Panattoni Park Prague Airport near Dobroviz in Central Bohemia. The modern hall is financed and the Cheb industrial zone is owned by Accolade.

Colliers has become the exclusive advisor responsible for the commercialisation of the Fregata office complex, which is being built at Bronowicka Street in Szczecin. The completion of the first building is planned for 2023. 

According to Colliers, CEE investment flows are down by almost 48% on Q1 2020, at ca. €2.0 billion. Despite the slow start, 2021 year-end volumes are estimated to accelerate to reach similar levels to 2020, of around €10.0 billion.

The industrial and logistics sector continues with strong momentum while large scale office transactions have slowed in European investment volumes, as many countries saw overall activity halve in comparison to Q1 2020, notes Colliers. In Poland, liquidity is returning to the office market, which can be confirmed by the number of transactions.

The Czech market is still slow in comparison to previous years. Market fundamentals remain good, as does the demand for core and core+ assets, but the market is experiencing limited supply of the right investment product, according to the latest capital markets report by Colliers.

Real estate group Portico Investments has sold six buildings from its Romanian portfolio to Praktiker Real Estate and Lidl Romania, in two deals totaling over €8.5 million.
