Economic sentiment indicators are still pointing towards further expansion in CEE-6 investment volumes in 2018, over and above 2017’s cycle high of €12.9 billion. The current economic and real estate investment cycle might top out in 2019. Colliers International has published its investment outlook for the CEE-6 real estate markets for 2018.
In 2017, the Polish industrial market continued to develop at a high level. The intense activity among developers, who delivered over 2.3 million sqm to the market, and among tenants who leased nearly 4.6 million sqm, led to another record for both sides – according to the latest report by Colliers International.
The Polish Office Research Forum has published its figures for 2017 for the office market in eight major regional cities in Poland (Kraków, Wrocław, the Tri-City, Katowice, Poznań, Łódź, Szczecin, Lublin). The market data prepared by a team of analysts includes modern office stock, new completions, take-up volumes and vacancy rates.

Total take-up on the Bratislava office market reached 84,000 sqm in Q4 2017, having tripled compared to the previous quarter. The vacancy rate continued to decline and reached 6.18%. The Bratislava Research Forum published its office market statistics for Q4 2017.
Diófa Asset Management has acquired the Infopark A office building from CA Immo at the end of 2017. Representing Magyar Posta Takarék Real Estate Investment Fund, Diófa Alapkezelő Zrt. bought a 14 000 sqm Class A office building. The seller was represented by Colliers International in this sales transaction.
Colliers International has strengthened its management structure in Poland. In recognition of their business achievements and contribution to building company value, all nine of Colliers’ Partners in Poland will now be referred to as Senior Partners, which is a newly created position.
Laurentiu Lazar, Senior Partner, Investment and Valuation Services, will take over as the new Managing Partner of Colliers International Romania, effective as of March. Ilinca Paun, the current Managing Partner, will remain Member of the Board and will focus on her activity at Entrepreneurship Academy, where she will operate as CEO.
Colliers REMS Hungary has been assigned by Skanska for the role of property manager for Mill Park Offices, from 2018. Mill Park is Skanska’s latest office project in Budapest, consisting of two buildings, Mill Park A and Mill Park B, with a total GLA of 36,000 sqm, divided over 7 floors and 538 parking places. Building B will be delivered in Q2 2018, while building A in Q3 2018.
Last year, the total value of land transactions in Romania for real estate projects (excluding the industrial segment) increased significantly from 2016, exceeding the €350 million threshold at the national level. According to Colliers International, about 70% of this value was ascribed to the capital, where land transactions for residential development represented more than half of the investment volume.
Newmark Polska, a commercial real estate advisory firm, has relocated its Warsaw headquarters. Its new office is located in Centrum Marszałkowska in the very centre of Warsaw.
The office of the European Shared Service Centre of the Franke brand, a manufacturer of home and professional kitchen equipment, is moving to the myhive Nimbus building on Jerozolimskie Avenue in Warsaw, owned by Immofinanz. The contract, brokered by ITRA Polska, is for the lease of 1,500 sqm of office space.
At the beginning of July the Warsaw team of EPP company moved to Park Rozwoju office park and will occupy approximately 1,200 sqm on the 6th floor in Building B. EPP is both the owner and the manager of the complex.
