The price of newly built homes in Budapest rose more than 8% in the three months between August and November and the average price per square metre is now nearly HUF 1.1 million (€3,000), Eltinga’s latest Budapest Housing Report shows. Below is a breakdown of new home prices by district.

Belgian real estate Atenor has announced that RoseVille, its Class A+ office building on Bécsi Road has been awarded the BREEAM “Excellent” sustainability rating. Construction work on RoseVille is in full swing, the building is expected to be handed over in the third quarter of 2022.

Just two months after it sold the Máriássy 5 office building, Budapest-based Adventum has concluded another successful deal as its Adventum TRIUM Property Fund sold Budaörs Office Park from its portfolio.

A 21,000 sqm logistics park is being built in Biatorbágy, near Budapest, along the M1 highway. The LogiCube Park, developed by Defactoring Zrt., will offer sustainable warehouses along with office space, primarily for small and medium-sized enterprises. The first phase of the project, which represents an investment of HUF 1 billion, will start in November this year and is expected to be handed over in the last quarter of 2022.

The former EuroCenter shopping centre, currently being rebuilt by Wing, will be renamed GOBUDA Mall after the renovation. The building will re-open in the spring of 2022 according to plans.

Wing has sold buildings B, C and I in the Infopark office park in Budapest. The properties were sold through the Gladiator V Real Estate Investment Fund, the buyer being SkyGreen Buildings Ltd. Wing intends to use the proceeds from the sale for the purposes set out in its business plan, namely to strengthen its position in the region.

Millennium Gardens, developed by TriGranit in Budapest, is over the design stage of the two-stage BREEAM certification, which puts the office building in the Excellent category.

S Immo AG has expanded its portfolio in the Hungarian capital with the BudaPart Gate, a LEED Gold certified Class A office building. The lettable area measures around 20,000 sqm, the building is fully let. The office property is located at the entrance to the BudaPart area, the largest ongoing urban development project in Budapest with a mix of office, residential, retail, gastronomy, entertainment and local recreation. The seller is Market Asset Management Zrt, a subsidiary of one of the largest construction companies in Hungary. The two parties have agreed not to disclose the purchase price.

Futureal has signed a €60 million (approximately HUF 21.5 billion) loan agreement with Erste Bank to finance the construction of the second phase of the Budapest ONE office park, currently under development, which is being developed in parallel with the third phase and will be handed over in the second half of 2022.

Hungary-based Alfa Group is entering the dynamically growing private rental sector (PRS) and will deliver the second and third phases of its Ha11er residential project in District 9 of Budapest with apartments for rent. Residential-for-rent is an already well-established market segment in Western Europe that has attracted significant interest from institutional investors. This is increasingly true for certain CEE countries as well, such as Poland or the Czech Republic, but in Hungary, Alfa Group is entering the PRS market as one of its pioneers.
