Industrial halls, which are being built on the site of former poultry farms in Liberec, have a new owner. The investment fund CB Property Investors from the Crowdberry group has become the new owner for more than CZK 1 billion (€42 million), Seznamzpravy.cz reports.
Trikaya Investment Fund is changing its strategy to ensure stable returns for its investors and it is now adding residential projects to its portfolio. The first is the Brno project Čtvrť Pod Hády by the Trikaya development group of the same name. The estimated value of the entire project is more than CZK 4 billion (€168.5 million), writes e15.cz.
VGP has acquired a new tenant for its newly prepared technology park in Ústí nad Labem, situated in the northern part of the Czech Republic at a 90-kilometre distance from Prague. The new tenant in Hall A at VGP Park Ústí nad Labem City is Bosal, a company from the automotive industry.
Building warehouses at post-industrial sites is more difficult and complicated than greenfield projects. It takes more time and money. Brownfield sites are, however, an excellent alternative for developers facing a shortage of land. Brownfield redevelopment is also aligned with sustainability and urban renewal, say Jakub Kurek, Head of Industrial and Warehouse, Newmark Polska, and Michał Rafałowicz, Regional Director, Newmark Polska.
The UDI Group has acquired an industrial site in Brno in January, which it will operate for the time being while preparing for future redevelopment. At the moment, the plan is to build offices and hotel-type accommodations. If the city changes the zoning plan, as it seeks to do, the developer's final project may change to reflect this. Construction would be done in phases, with the first phase to begin within two years. The developer announced the acquisition without disclosing the transaction price.
AFI Europe has completed its third rental housing project in Prague this year. AFIHome Kolbenova, the first apartment building in the new multifunctional district AFI City in Prague 9, has now been approved.
Slovak developer Corwin has gained the final building permit for its Ljubljana office project Vilharia. Slovenia's large office complex, which will be built on the brownfield area, is now set to start construction at the beginning of 2023. It will bring 36,000 sqm of prime office space into the centre of the Slovenian capital.
UDI Group, an international development group with Czech roots, is planning a massive construction in Belgrade, Serbia. It plans to build the Duga project with 2,320 apartments and 40,000 sqm of offices on the site of a former factory for almost €392 million. Construction is expected to start next year, UDI Group reported.
YIT has approved the residential project Parvi Cibulka, which was created by revitalising a former factory in Prague 5 into loft-type housing. Only less than a third of the 150 units are left to be purchased. The building also includes nine non-residential premises.
RSJ Investment Group has purchased part of the land formerly owned by Poldi Kladno, where Panattoni will build a modern industrial complex with a total area of 88,500 sqm. Demolition and remediation works will start by the end of this year. The new area is expected to create 2,000 new jobs, RSJ reports.
A new tenant has moved into the Eximius Park office complex near Kraków. GoE Wellness is a British healthy lifestyle start-up that is expanding its operations in Europe. The company's new office has an area of approximately 900 sqm and is located in building 200.
Galeria Jurajska is strengthening its offer. Three new tenants - fashion brands Quiosque and Lovisa and patisserie Lody Czewskie - will soon appear in the Częstochowa shopping centre.
Retail Park Dzierżoniów (Poland) is expanding its fashion offer with a New Yorker brand shop. The new tenant will occupy an area of over 1,300 sqm.

CPI Property Group is expanding its retail leasing department. Dariusz Kafara has been appointed as the new Leasing Manager. At the Warsaw branch of the company, Dariusz is responsible for maintaining the maximum level of commercialisation in two retail park chains from the group's portfolio - CityMarket and STOP SHOP.
Brian Nyeng Olesen, formerly head of commercial at the Salling Group, has been appointed as the new managing director of Netto Polska. The position was previously held by Hugo Mesquita.
M Core appoints Magdalena Kowalewska as the new Chief Operating Officer at LCP Properties, Poland. This comes at the same time that Krystian Modrzejewski has accepted a post as the Group Head of Expansion for Poland, where he will be responsible for realising the opportunity for land and asset acquisition in aid of portfolio growth. LCP Properties Poland is part of the M Core group, which brings together family-owned companies that invest in and manage real estate. It comprises LCP, Proudreed, Sheet Anchor, GIPAM and Evolve Estates.
