JLL‘s Slovak Capital Markets team has successfully closed the sale process of the Quadro office building in Bratislava, Slovakia. JLL team acted on behalf of CEE Property Development Portfolio 2, a.s., (CPDP2) a real estate investment and asset management company, part of the Česká spořitelna Financial Group. The Quadro building was acquired by Slovakia-based property company backed by Israeli and US capital. The value of the transaction remains confidential. 

The Slovak investment volume reached only €154 million in H1 2017. A number of transactions, across all sectors currently in various stages of the transaction process are estimated to be worth ca. €350 million and should fall into H2 2017, JLL reports.

JLL Bratislava has announced two mid-year promotions. Ján Bošácky has been appointed Head of Research with overall responsibility for market research and advisory services, whereas Samuel Šporka, Head of Industrial Agency and Tenant Representation, has been promoted to Associate Director. 

Central Europe’s smallest capital has attracted a lot of interest from investors in 2016 with more and more major players keeping their eyes on Bratislava in 2017. Nearly 20 speakers and more than 100 guests came together in the Slovak capital at the first ever Bratislava Property Summit, organised by Property Forum in cooperation with RICS.

SAP Slovakia, is renting over 3,000 sqm of office space within the Twin City office complex in Bratislava. SAP also included in its new lease contract approximately 120 underground parking spaces. The branch moved from the BBC V office building after having its seat there for the past 10 years.

HB Reavis has started the construction of the Stanica Nivy project in Bratislava. The Nivy Tower office building is the first to be built and is destined to become a landmark with the highest point reaching 125 metres.  The remaining construction of the scheme, which will include a new supra regional shopping centre, a modern marketplace and international bus terminal, will be launched in the summer.

Cresco Group’s latest development in Bratislava, UNIQ Staromestská has received its final inspection certificate. The building consists of three underground and seven above-ground floors. It offers 7,656 sqm of office space, complemented with retail facilities and storage areas covering 917 sqm. 

Effective from April 2017, JLL is the property manager for Building A of the Twin City office complex in Bratislava, Slovakia. The property is situated in the newly-established business district in the Bratislava city centre, in close proximity to the Main Bus Station Mlynské Nivy.

Vienna-based real estate investment company S Immo AG has launched another project in Bratislava, the Einsteinova Business Center. The property is located right near the Danube in the Petržalka district and is directly connected to the old town via a pedestrian and tram bridge. An office building offering 23,500 sqm of lettable space is being built on the site, which encompasses roughly 11,600 sqm. The building is planned as a green building and should receive BREEAM certification with a level of “Excellent”.

TriGranit, celebrating its 20th anniversary in business in 2017, will this year launch its newest development in Budapest, the Millennium Gardens office building that will provide 37,000 sqm GLA for future tenants from H2 2019 on the banks of the Danube, next to MÜPA and the prospective Congress Centre. In 2017, the company also plans to start the development of Building H, the eighth building in its office complex in Krakow, Bonarka for Business (B4B), providing 10,000 sqm GLA, and plans to start the second phase of Lakeside Park in Slovakia with 13,000 sqm GLA.
