Atrium European Real Estate has completed the sale of five retail assets in Poland to Metropol Group. The value of the transaction remains confidential. The seller was represented by the Avison Young and JLL investment teams throughout the transaction.

The first half of 2020 saw a record high investment activity with €3.5 billion of investment transactions closed on the Polish market. Although this was a 30% higher result compared to the corresponding period of last year, achieving a full-year result similar to the record-breaking €7.8 billion volume of 2019 may be difficult, according to Avison Young.

Throughout the first quarter of 2020, the total transaction volume on the commercial real estate market in Poland exceeded €2.4 billion, according to preliminary results by Avison Young. This volume is almost three times as high as compared to the corresponding period of 2019, however, in line with Avison Young forecasts from December last year. Robust investment activity has been mainly noted in the industrial and office sectors. Asian investors dominated investment volume in terms of capital origin, with a particular focus on the industrial sector. At the same time, a growing investment activity of CEE investors is continuously observed, especially on the office market.

Hillwood acquired new industrial land in Czestochowa where is intends to develop Hillwood Logistics Centre Częstochowa-Miasto, a modern park consisting of 2 warehouses totalling ca. 64,000 sqm GLA.

Pasaż Chełmiński, modern retail park, in the main shopping area in Chełmno, has been sold by TUF Real Estate to LCP Properties. Avison Young’s investment team represented the buyer in the transaction.

Last year brought yet another record on the Polish investment market. Throughout 2019, the total transaction volume amounted to €7.8 billion which is higher 2018’s figure of €7.2 billion). Thus, Poland has once again proved that it is an attractive and increasingly more liquid market, according to Avison Young’s latest investment market report.
