Romanian developer Speedwell has launched the construction works of Record Park, a mixed-use development and urban regenerating project in Cluj-Napoca. The €42 million project is due to be completed in H2 2020. The project is being developed on a plot of 17,300 sqm and will have a total built area of 36,000 sqm.


"Record Park is a unique project and will be developed with great care for all the details. For example, we will keep the old Imperial Stables that will be restored in order to transform them into a prototype for the office of the future, with co-working spaces, an innovation centre and leisure areas. The project will include a state-of-the-art office building, retail spaces, an important residential area as well as pedestrian and vast green areas,” says Didier Balcaen, General Manager of Speedwell.

Specialized in project and financial management, Mr. Didier Balcaen has over 20 years of experience in the international construction and real estate market, out of which 11 in Romania. He is a Belgian National, who, after 5 years of contracting experience in Belgium, explored part of the world for the next 5 years as an expat project manager in U.A.E, Singapore, Saudi-Arabia, Indonesia, Qatar and Mauritius. After returning from his exotic travels, he fulfilled the role of Chief Operations Officer in real estate development in Poland, Russia and Romania until founding Speedwell in 2015. He is the founder and CEO of Speedwell SRL, a full service real estate development company with a focus on medium to large scale offices, retail and residential projects in Romania. More »
Record Park is located in the Marasti neighbourhood, a 15-minute walk from the Old Town. The project will have a wide variety of pedestrian areas, such as a waterside promenade on the Morii Channel, which will be crossable with the help of several footbridges which will link the Record Park with The Office.
 
The office component of Record Park (12,000 square meters) will be represented by a Class A office building with seven floors and a leasable area of approximately 1,700 sqm per floor. The building will be built BREEAM certified.
 
C6, the former Imperial Stables of the Austro-Hungarian Empire and afterwards an outlet of the local textile factory, will be restored. The space will be versatile, combining co-working spaces, a technology and innovation component with an art centre, leisure and restaurant areas.
 
The residential area of Record Park will include two buildings, each with seven floors, comprising 236 studios, one, two- and three-bedroom apartments, with surfaces starting from 45 sqm and prices starting from €76,000. The residential and office buildings will host more than 1,000 sqm of retail spaces on the ground floor, which will include groceries, convenience stores, cleaning and other services.

  • iO Partners has announced key leadership changes within its Czech Republic operations as part of its ongoing business evolution. Milan Kilik has been appointed as the new Head of Office Leasing, with a particular focus on client advisory and team collaboration. Concurrently, Petr Kareš has transitioned into the role of Occupier Business Development Director. In this new capacity, he will be responsible for identifying new market opportunities and integrating services across Tenant Representation, Project Management, and Industrial Leasing.
  • Romanian office developer Genesis Property has appointed Cătălin Niculiță as Leasing Manager. With nearly 20 years of experience in the real estate industry, he has held leadership roles at real estate companies such as Atenor, collaborating with major office tenants in the banking, telecom, and IT sectors.
