A survey of employees working at the Brumlovka office district in Prague has found that 96% are satisfied with the location, with the share describing themselves as "definitely satisfied" rising from 23% in 2016 to 47% in 2026. The research, now in its seventh wave since 2001, was conducted by agency STEM/MARK for developer Passerinvest Group between May and June 2026 and drew 2,822 completed responses from 12,350 people contacted, a return rate of 23%.
"Long-term surveys that allow us to track the development of a single working location over 25 years are not common even by international standards. Combined with a high number of respondents, we have an exceptionally valuable dataset that allows us to monitor not only current employee satisfaction but also real changes in their working habits and expectations," said Gabriela Šamanová of STEM/MARK.
Satisfaction with the food offering reached 87%, up from 79% in 2022. Around 70% of respondents use on-site canteens at least once a week, while 40% bring their own food from home. Restaurant and bistro visits fell from 53% to 39% over the same period. On transport, public transit remains the most common commute mode, with 38% arriving by car. Use of the Brumlovka shuttle bus service (lines BB1 and BB2) rose from roughly one fifth of respondents in 2022 to nearly one third in 2026, with 96% of users expressing satisfaction. The shuttle, free of charge and operated entirely by electric buses, is used at least occasionally by 70% of employees.
Green space emerged as a leading environmental priority, with 62% of respondents who consider sustainability important identifying greenery, outdoor areas, relaxation options and biodiversity support as the most significant factors. Rooftop terraces, parks and public squares with mature planting and water features ranked among the most popular elements of the district. Home-office use has edged down since 2022: 61% of respondents work from home at least once a week, though 66% expect to continue doing so in future.
"We do not just want to ask people whether they are satisfied. What matters is what happens with their answers next. We evaluate feedback regularly and, where possible, translate it into concrete changes," said Martina Draper, Customer Relationship Manager at Passerinvest Group. Passerinvest donated CZK 50 per completed questionnaire, distributing more than CZK 140,000 among three non-profit organisations chosen by respondents. Approximately one fifth of all respondents said they would be interested in rental housing at Brumlovka, rising to 44% among those aged under 30. Passerinvest plans to offer rental apartments in the newly completed Hila building in 2027, followed by the Orion building, currently under construction, a year later.
