RC Europe is preparing to develop RC Zone Přerov, a new industrial park located approximately 300 metres from a D1 motorway exit, between Brno and Ostrava. The project, which has received a final and binding building permit, will comprise three buildings with a total leasable area of approximately 48,400 sqm, intended primarily for manufacturing and related warehousing. Construction is scheduled to begin in October 2026, with delivery expected in phases over 12 to 14 months. Total investment will exceed CZK 3 billion.

The developer is drawing on experience from RC Zone Samobor, its industrial park in the Bobovica economic zone near Zagreb, developed alongside the A3 motorway. The first phase of RC Zone Samobor, covering approximately 43,000 sqm, was completed in 2025 fully leased, with tenants including DB Schenker, dm-drogerie markt, Milšped, Logaritam and Commel. A second phase is under construction, and the park will ultimately provide more than 90,000 sqm of industrial, warehouse and distribution space. Total investment in the Samobor project exceeds €100 million.

"For us, Samobor is not merely a reference in terms of scale. Above all, it showed us how important it is to develop a project together with its future users from the very beginning. For large manufacturing and logistics operations, offering a standard warehouse is no longer enough. We address energy supply, technologies, fire safety, automation, supply logistics and future changes in operations. This is precisely the experience we want to apply in Přerov as well," said Antonín Dillenz, CEO of RC Europe for the Czech Republic and Croatia.

RC Zone Přerov will be developed between the former Přerovské strojírny industrial complex and the Hенčlov district. The technical specification includes a clear height of 12 metres, a 12 by 24 metre column grid and industrial floors with a load-bearing capacity of 7 t/sqm. The buildings will use emission-free heating systems, with roofs designed to accommodate photovoltaic generation, and RC Europe plans to pursue BREEAM Outstanding certification. The layout allows individual units to be subdivided and adapted to specific manufacturing or warehousing requirements.

"We do not want to build a generic warehouse in Přerov and then look for a tenant it might suit. Samobor confirmed that a better result is achieved when we can address a specific operation together with the tenant during construction. In Přerov, we are now at a stage where the project is ready to proceed, while we can still efficiently incorporate a range of requirements from future users," said Jan Strejček, General Manager of the RC Zone Přerov project. RC Europe is currently in discussions with manufacturing companies seeking capacity in Moravia as well as businesses combining manufacturing, assembly, warehousing and distribution, with the Přerov location also benefiting from its status as one of the Czech Republic's major railway hubs.
