Sekyra Group has started the third phase of Smíchov City construction, Prague's largest urbanisation project since Vinohrady was built in the 19th century. The phase will consist of three residential blocks with approximately 800 apartments and an investment estimated at €200 million.
Construction work on the first block has already begun, with the second block starting later this year. The entire Smíchov City project will include approximately 1,600 apartments.
"Construction is currently running in the southern part, where administrative and commercial spaces predominate, and we recently started the third phase, which is part of Smíchov City North with predominantly residential function," says Leoš Anderle, CEO of Sekyra Group. "Including the Rezidence Prokopská vyhlídka project and another phase in Rezidence Čakovice, we will have approximately 1,500 apartments under construction this year."
All residential blocks will be complemented by functional ground floors with retail units. Parking is provided in underground garages situated beneath the buildings. Each new urban block will feature a green courtyard serving as a garden with recreational facilities.
The third phase follows the first phase, which already completed the Na Knížecí office building and two residential blocks with 405 apartments. The southern part of Smíchov City is becoming a significant Prague business hub, with a new Česká spořitelna campus covering 75,000 sqm and ČEZ's new headquarters spanning 44,000 sqm.
The entire Smíchov City project, spread across 20 hectares of former railway brownfield, will cost €2 billion. The project will create nearly 400,000 sqm of residential, administrative, commercial and public spaces, to be completed by 2032. Approximately 12,000 people are expected to work or live in the new Prague district.
