COVID-19 changes consumer habits in Romania

Outlets in Poland are coming back to life

After the Polish government announced a major reopening of the retail economy last month, outlets are seeing more than 80% of footfall on average, with convenience centres attracting between 90% to 100% clients as compared to the previous year. Such positive results are due to the fact that these types of centres are shopping destinations in their own right but only offer a limited number of options for spending free time. However, this paradoxically is now working in favour of outlet centres and convenience centres.

Trei Real Estate opens new retail park in Poland

Trei Real Estate, a developer and asset holder for residential and retail real estate with activities across Europe, just opened the 17th retail park of its Vendo Park brand in Poland. The retail park is located in the city of Płock in the Masovian voivodeship. Płock has a population of around 120,000 residents and lies roughly 100 kilometres north-west of Warsaw. The total investment costs equal €6.7 million.

Over half of Poles visited shopping centres soon after reopening

According to a study conducted by research body Inquiry for the Polish Council of Shopping Centres (PRCH), 51% of those surveyed visited shopping centres in the first week after they reopened following the easing of the lockdown measures. Out of these, 64% visited shopping centres to make specific purchases, while 31% went to browse the stores or to seek out promotions.

NEPI Rockcastle postpones opening of €70 million Romanian shopping centre

Developer NEPI Rockcastle completed the construction of the 39,800 sqm Shopping City Targu Mures project in Romania in Q1 2020. The opening was, however, rescheduled from the end of March to Q3 2020. The company is not launching new constructions until there is further clarity on the impact of COVID-19 on its operations.

SES opens Ljubljana shopping centre

SES Spar European Shopping Centers has opened Aleja Center in Ljubljana on 20 May 2020. The €150 million investment serves as a mixed-use shopping and leisure hotspot. The centre was completed in March, but, as a result of the COVID-19 pandemic, the originally planned opening date had to be postponed. The first shops with focus on local supply opened at the beginning of May, and the entire centre is set into full operation on 20 May. The Planet Lollipop children's adventure world and part of Aleja SKY are scheduled to open at a later date.

Crestyl to start Prague redevelopment project in autumn

New leases

  • Golden Star Estate has secured a long-term lease agreement with global technology solutions and consulting provider C&F for nearly 1,900 sqm of office space at the Konstruktorska Business Center. Following the transaction, the property, located in Warsaw’s Mokotów business district, is now almost fully leased. The Polish branch of C&F will officially relocate to the facility at the beginning of 2027.
  • Natland Group has committed to its long-term presence at Prague-based Rohan Business Center through a lease extension covering 2,004 sqm of office space, together with storage facilities and dedicated parking spaces, in a deal brokered by iO Partners.
  • Yareal Polska has expanded the commercial offering at its flagship SOHO mixed-use development in Warsaw’s Praga-Południe district, securing three new lease agreements totaling nearly 500 sqm of ground-floor retail space. The developer has strengthened its tenant roster by signing pet supplies retailer Maxi Zoo, ceramics workshop Alike Pottery Studio, and coffee distributor Unroasted.

New appointments

  • Indotek Group has announced the appointment of Diederik Bakker as Group Chief Investment Officer and Group Head of Asset Management. In his new role, the Dutch real estate investment professional will gradually assume responsibility for the company's ITAM (investment, transaction, and asset management) activities across 12 European countries, supporting the next phase of Indotek Group’s growth. His focus includes facilitating sound investment decisions across Europe and developing a group-level portfolio management strategy that combines local market knowledge with international asset management know-how.
  • Peakside Capital Advisors has appointed Bogi Gabrovic to advise the board and support its investment and acquisition activities in Poland. Gabrovic brings more than 25 years of CEE real estate experience to the role, having previously held senior executive positions at CTP, Golub & Company, and White Star Real Estate, where she managed transactions exceeding €2 billion.
  • Katarína Brydone, Jana Vlková and Vendula Maršová have been appointed as the first Equity Partners of Colliers’ Czech business. Brydone brings more than 20 years of experience in international real estate. Vlková has more than 25 years of experience in commercial real estate. Maršová, Partner and Head of Valuation and Advisory Services, brings more than 16 years of experience in real estate valuation and advisory.
