Developer PSN will begin renovating the former intercity telephone exchange on Fibichova street in Prague 3 this summer. The monumental 1926 building will undergo conversion into premium rental housing, with completion planned for autumn 2028.
The design preserves the house's character, distinctive features and spatial generosity, complementing them with new functions meeting today's demands for comfortable urban living.
"Such buildings shouldn't be backdrops. They should be places people go to. We see reviving the former exchange as an opportunity to create a strong urban address with character and long-term value," says Štěpán Smrčka, PSN's Development Director. "Architecture fascinates me because it improves the quality of our living environment. Thoughtful architecture can revive abandoned places and breathe new life into them," adds Jakub Cigler from the design team.
The result will be 116 residential units of various layouts. The building will include reception and concierge services to ease residents' daily lives, from package collection to reservations and tailored assistance. There will be wellness and fitness facilities, a shared rooftop terrace with sauna and Prague panorama views, plus other functional spaces supporting comfort and community life.
The active ground floor will open the building to the city, featuring commercial spaces for gastronomy and café operations with ambitions to become a new destination for the Žižkov scene.
