Rutkowski Construction has completed a retail building in Nowy Dwór Mazowiecki on behalf of Rutkowski Commercial, with Lidl opening its doors at the site on 27 August 2026. The property at ul. gen. J. Bema 7 will remain in the ownership of Rutkowski Commercial, which will manage it as part of its commercial portfolio. A permit for use was issued on 10 August 2026.
The development sits on a plot of 7,500 sqm. The retail building covers more than 2,000 sqm in total, of which 1,351 sqm is sales floor area. The scheme also includes external technical infrastructure, internal roads and a car park with 91 spaces. Because the site falls within a conservation protection zone, the building's architecture references the historic fortifications of Twierdza Modlin, and a green roof has been incorporated.
The project marks the first time Rutkowski Group has combined the capabilities of both subsidiaries within a single development process. Rutkowski Commercial handled investment preparation, the development process, commercialisation and tenant selection, while Rutkowski Construction delivered the building on a turnkey basis. "This is the first investment in which we fully used the competencies of both companies within one process, from project preparation and commercialisation to delivery of the completed building. This model allows us to make decisions faster, coordinate the successive stages of the investment more effectively and build our own commercial property portfolio," said Kamil Rutkowski, president of the management board of Rutkowski Group.
The Nowy Dwór Mazowiecki scheme is part of a broader strategy by Rutkowski Commercial to build a portfolio of income-generating commercial properties. Rutkowski Group also owns an adjacent plot where it plans to develop a residential estate, pursuing commercial and residential segments in parallel at this location.
Rutkowski Commercial currently holds assets across Poland comprising land designated for multi-family development, retail parks and standalone retail buildings. It recently opened MYPark Suwałki on ul. Bakałarzewska and is preparing a project of more than 20,000 sqm of leasable space in the Trójmiasto area, with further service buildings and retail parks planned in close cooperation between the Group's companies.
