The metamorphosis of the Marynarska Business Park office complex implemented in Warsaw’s Służewiec district by PineBridge Benson Elliot and Syrena Real Estate is nearing completion. Work has been finalised on the outdoor area, replacing a 6,000 sqm concrete car park with a green park open to the city, covered with green hills. The project is changing its name to Diuna.

Fit-out company COS has launched the Research & Development (R&D) workspace centre Masia in northern Bucharest, following an investment of €1.6 million.  

The complex is one of the largest in the local office market. It was developed by the Hungarian company Wing and now has become a multi-tenant office building. However, there is still 7,500 sqm of space available to prospective tenants.

In Europe, vacancy sits at a steady 8.1% and office occupancy rates have returned mainly to pre-pandemic levels of 65% on average across Europe.

The first phase of Skanska's H2Offices has earned a Platinum Leadership in Energy and Environmental Design (LEED) Core and Shell version 4 certification with 84 points, which is currently the highest score in Hungary. Based on its accessibility features, the building also obtained the highest rating of Access4You certification, meaning Gold level.

Lightware Zrt, a significant tech company has chosen Hungária Office Park (HOP) developed by Hungarian company Wing. The new tenant is moving its headquarters to the park in autumn 2023, to a 7000 sqm office building, which the developer will fully renovate. Wing was represented by the Eston International agency during the lease negotiations.

The Polish office buildings owned by PineBridge Benson Elliot and Sharow Capital - the Diamentum Office in Wrocław, Okrąglak and Kwadraciak in Poznań, Forum 76 in Łódź, Opera Office in Gdańsk and Vinci Office Center in Kraków - have renewed the WELL Health-Safety Rating certification. MVGM was responsible for the certification process of the office buildings.

A growing number of office developers in Romania are beginning to deliver to tenants unequipped, ”cold shell” space without fixtures and finishes. Meanwhile, tenants are investing at least €‎30 per sqm of their development budget for demolition and reconfiguration to adapt the space to specific needs and strategic plans, according to Colliers' data.
