The AFI City 1 office building in Prague´s Vysočany has reached full occupancy with the arrival of new tenants. Logistic company Hegelmann Transporte is planning to relocate its domestic headquarters here.


Since Škoda Auto also used the option to expand the existing premises, AFI City 1 is now 100% occupied. Other premises are leased to the specialists in interior design and carpentry solutions Nüssli (CZ) and the French pharmaceutical company Pierre Fabre, as well as to the operator of the self-service restaurant Delirest as a newcomer among tenants.

The Hegelmann Group is a family business from Bruchsal, Germany, with a focus on complex logistics. Since its foundation in 1998, it has gradually grown into a global company operating throughout Europe, North America, Asia and Africa. Hegelmann Transporte specializes in the Central European market. In Vysočany, they will occupy a total of 1,867 sqm of office space on two different floors.

Car manufacturer Škoda Auto has gradually contracted nine floors in AFI City 1 from 2022. These are used by IT specialists, the non-profit educational institute 42 Prague or the software company Digiteq.

"Creating the kind of tenant mix that we succeeded in at AFI City 1 was a challenging but exciting process. We are looking forward to the coming months, during which work on custom fit-outs will take place," comments Kateřina Holická, Asset Manager at AFI Europe.

The AFI City 1 administrative building is part of a newly emerging multifunctional district on the Vysočany brownfield near the Kolbenova metro station. The building with BREEAM Excellent green certification is 75 meters high and offers 17,300 sqm of offices. These are complemented by space for retail, an underground parking lot with a capacity of 300 spaces and a bicycle storage room, including facilities for cyclists.

Its new 700 sqm store will significantly enhance the shopping centre’s offering of household products and everyday essentials. Cushman & Wakefield is responsible for the leasing and comprehensive management of the property.
  • Hotspot Workhub, the flexible workspace operator, has renewed and expanded its presence within The Mark office building, owned by CPI Property Group. The lease deal for 2,550 sqm was brokered by iO Partners Romania.
  • Foundever has doubled its footprint to 3,500 sqm within the Bucharest-based Campus 6.3 office building, owned by CPI Romania. Cushman & Wakefield Echinox brokered the deal.

New appointments

  • Katarína Brydone, Jana Vlková and Vendula Maršová have been appointed as the first Equity Partners of Colliers’ Czech business. Brydone brings more than 20 years of experience in international real estate. Vlková has more than 25 years of experience in commercial real estate. Maršová, Partner and Head of Valuation and Advisory Services, brings more than 16 years of experience in real estate valuation and advisory.
  • BNP Paribas Real Estate Poland has expanded its Industrial and Logistics Agency team with the appointments of Joanna Choromańska, formerly of JLL, and Bartosz Wilczyński, previously with CBRE. The new hires bring a combined 34 years of experience in sector sales, lease negotiations, and build-to-suit project delivery to support the division's ongoing growth.
  • Speedwell has expanded its industrial and logistics team with the appointment of Valentin Achim as Leasing and Property Manager for Industrial Developments. Achim brings extensive experience in coordinating commercial and operational activities within the logistics and industrial sectors. In his new role, he will oversee the development and expansion of the company's Spaceplus platform.
