Panattoni has launched construction work on Panattoni Park Ruda Śląska III. The project is already 95 pct leased, with one of the future tenants being midocean, an industry-leading wholesaler of personalised promotional products, textiles and business gifts across the continent. The tenant has leased over 40,000 sqm for its main European logistics and printing centre. midocean is to use numerous sustainable solutions such as heat recovery systems, and solar panels and is to move into its new centre in the middle of 2022.


Panattoni is starting another large investment project in Upper Silesia, where the company has already delivered an area of 1.6 million sqm and is planning a further 1 million sqm. Now, the developer has begun construction on Panattoni Park Ruda Śląska III, which is eventually to have an area of 70,000 sqm. The first stage is to comprise 50,000 sqm, of which midocean, a European wholesaler of personalised promotional products, textiles and business gifts, has leased 40,500 sqm. The business has been operating for over 50 years and over 10,000 companies take advantage of its services. The space leased by midocean will be used for the company’s main logistics and printing centre for its European operations and will allow it to increase its storage and production capacity. For this reason, the industrial section is to take up 36,300 sqm and will be used for production and warehousing purposes, while up to 3,500 sqm is to be used as office space. Among the numerous sustainability solutions that come as part of the BREEAM 'Very Good' standard, midocean will make use of heat recovery systems and solar panels in the office section. The company is to move into the Panattoni park from its current location in Ruda Śląska in mid-2022.

 “The decision of midocean, which is a company with international operations, to stay in Ruda Śląska seems natural to us. The location is one of the key centres of Upper Silesia and it has over recent years, become an extremely important distribution hub for Central and Eastern Europe since it has excellent connections to the Czech Republic, Slovakia and Germany. Additionally, with over 4.6 million people living in the region resulting in easy access to skilled labour, the location provides superb conditions for companies to enlarge their production, warehouse or office space,” says Justyna Kononowcz, Senior Leasing Manager from Panattoni.

Panattoni Park Ruda Śląska III is being constructed in a superb location, which has resulted in the investment project already being 95% commercialised. The tenants include a sports goods distributor, a cardboard packaging producer and a CNC services supplier. 

Being in the very centre of the Katowice Metropolitan Area (5 km from the centre of Ruda Śląska and 16 km from the centre of Katowice) gives the centre superb regional connections. Since it is near the A1 (14 km) and the A4 (5 km) motorways, it has good nationwide access and is directly connected to cities such as Wrocław, Kraków, Łódź, Toruń, and Gdańsk. Additionally, both roads provide access to the country's borders with the Czech Republic to the south, Germany to the south-west and Ukraine to the east.  This gives Panattoni Park Ruda Śląska III enormous potential as an international centre.

The complex will comprise two buildings with over 70,000 sqm and it is being built to serve tenants from different sectors including industry and logistics. The design of the park allows for the flexible arrangement of warehouse, production and office modules to meet individual needs. The centre fulfils the quality requirements for a BREEAM certification rating of ‘Very Good’.

New appointments

  • Romanian office developer Genesis Property has appointed Cătălin Niculiță as Leasing Manager. With nearly 20 years of experience in the real estate industry, he has held leadership roles at real estate companies such as Atenor, collaborating with major office tenants in the banking, telecom, and IT sectors.
  • Krzysztof Wróblewski (MRICS) has been named Head of Portfolio Management CEE at Peakside Capital Advisors, responsible for overseeing investments and managing the real estate portfolio. He succeeds Christopher Smith in this role.
  • Garbe Industrial is reorganising its senior leadership team. CEO Christopher Garbe will now focus on strategic orientation and international activities. Jan Philipp Daun assumes leadership of the Development division alongside his existing Investment and Joint Venture responsibilities. Andrea Agrusow expands her remit to include Portfolio Management while retaining control of Commercial and Real Estate Management. Additionally, Michael Marcinek and Maik Zeranski will now jointly head the restructured Development unit as Management Board Members, succeeding Adrian Zellner.
